About Qiddiya Investment Company and the Role

Qiddiya Investment Company (شركة قدية الاستثمارية) is seeking an experienced Executive Director - Delivery - Residential to lead the successful delivery of residential development projects. This full-time position is based in Riyadh, Riyadh Province, and is central to our mission of creating world-class living environments within the broader Qiddiya project.

The Executive Director will manage all aspects of residential project delivery, ensuring seamless coordination across design, construction, and operations teams. This involves leading strategic planning, overseeing execution, and maintaining adherence to budgets, schedules, and the highest standards of quality and safety.

Key Responsibilities

• Provide leadership and strategic direction for the successful delivery of all residential projects, ensuring alignment with Qiddiya’s vision and quality standards.
• Develop and implement comprehensive delivery strategies, processes, and systems specifically tailored for residential developments.
• Manage interdisciplinary teams, contractors, and consultants, ensuring effective coordination and efficient resource utilization.
• Monitor project progress diligently, identifying potential risks and implementing proactive mitigation strategies.
• Ensure full compliance with local regulations, safety standards, and environmental requirements across all residential projects.
• Foster strong and productive relationships with key stakeholders, including developers, government agencies, and community representatives.
• Provide timely, accurate, and transparent reporting to senior management on project status, challenges, and opportunities.
• Mentor and develop delivery team members to enhance their capabilities and promote a culture of excellence within the department.

Qualifications and Experience

• A minimum of 10 years of experience in project delivery, with a significant focus on residential developments.
• Demonstrated experience working with a large real estate developer on the client-side is essential.
• Proven track record of successfully delivering complex residential projects within Saudi Arabia.

Required Skills and Knowledge

• In-depth knowledge of local residential construction processes, regulations, and best practices in Saudi Arabia.
• Strong leadership and team management abilities, with a focus on coordination and resource optimization.
• Ability to work effectively in a fast-paced, evolving environment and adapt to changing priorities and project demands.
• Excellent communication, stakeholder management, and reporting skills.

Work Environment and Location

This is a full-time position based in Riyadh, Saudi Arabia. The role operates within a dynamic environment focused on large-scale residential development projects as part of the Qiddiya vision.
