About Qiddiya and the Role

Qiddiya Investment Company is actively transforming the entertainment landscape in Saudi Arabia. We are seeking a Senior Manager – Land Cost and Valuations to join our Master Development Unit in Riyadh, Riyadh Province. This is a full-time position crucial for driving financial analysis and informing strategic masterplanning decisions.

Role Overview and Impact

The Senior Manager – Land Cost and Valuations will be responsible for land cost modelling and financial analysis, directly influencing land cost allocation outcomes and masterplanning decisions as districts progress through planning, design, and delivery. This role requires advanced financial modelling capabilities and strong project management skills, balancing analytical depth with cross-functional collaboration. A comprehensive understanding of land planning, subdivision, servicing, and monetization is essential, along with how these factors impact land value, infrastructure cost, and financing. The position bridges technical and commercial disciplines to support critical decision-making.

Key Responsibilities

• Manage detailed city-wide and district-level land cost modelling and allocation.
• Review data accuracy for all financial models and analyses.
• Conduct subsidy scenario modelling and sensitivity analysis across various development pathways.
• Translate complex data into concise business insights and summaries for decision-making.
• Support the development and enhancement of the land cost model structure.
• Contribute to land valuation and financial analysis to support strategic decision-making.
• Support multidisciplinary coordination across Implementation, Cost Planning, Master Planning, and other business units.
• Contribute to land sale strategy, land transactions, and commercial deals.
• Challenge assumptions and provide recommendations to improve investment outcomes.
• Support executive-level reporting and presentations.

Qualifications

• Bachelor's or Master's degree in Finance, Real Estate, Economics, Urban Development, Civil Engineering, Architecture, or a related discipline.
• 8-12 years of relevant experience in real estate, infrastructure development, or development finance.

Required Skills and Experience

• Advanced Excel and financial modelling capability.
• Experience in land economics, infrastructure advisory, or master development is strongly preferred.
• Strong understanding of the land development lifecycle, infrastructure delivery, and subdivision processes.
• Understanding of principles of land valuation, cost planning, and land use classifications.
• Strong project management and stakeholder management skills.
• Excellent communication skills, both written and verbal.
• Ability to synthesize technical and financial inputs effectively.
• Strong problem-solving capability.

Work Environment

This full-time role involves collaboration with various workstreams across Implementation, Cost Planning, Master Planning, the wider MDU Financing team, and other business units within Qiddiya. The position is based in Riyadh, Saudi Arabia.
