About the Role

GoldenArea Development is seeking a Turnaround Manager to lead an urgent recovery plan for specific underperforming real estate assets. This full-time position is based in the Makkah region, covering projects in Jeddah and Makkah. The role is focused on immediate financial stabilization and liquidity generation rather than standard project management or general operations.

Role Context and Purpose

This specialized role is dedicated to halting financial losses, managing distressed inventory, and engineering immediate sales liquidity for real estate assets. The Turnaround Manager will implement precise tactical interventions to reverse zero-sales trends and manage aggressive debt mitigation strategies.

Key Responsibilities

• Design and execute rapid-liquidation strategies for stalled real estate inventory, including bulk-sale negotiations, institutional off-plan offloading, and distressed asset pricing models.
• Implement and strictly manage 13-week cash flow forecasting models to identify immediate financial leaks and halt non-essential Opex/Capex spending instantly.
• Act as the primary negotiator with contractors, suppliers, and financial institutions to restructure payment terms, freeze penalties, and bridge financing gaps for stalled projects.
• Conduct forensic analysis of current zero-sales projects to identify fundamental bottlenecks (*, pricing strategy, market positioning, or sales channel failure) and deploy immediate tactical pivots.
• Restructure or terminate failing contractor agreements and resolve legal/financial disputes that are actively stalling project handovers.

Qualifications and Experience

• 5-10 years of relevant experience in turnaround management, distressed asset recovery, or a similar specialized field within real estate.
• Proven ability to execute recovery plans and generate emergency liquidity.
• Experience in cash flow management, debt negotiation, and sales restructuring.

This is a full-time position with GoldenArea Development, focusing on critical real estate projects within the Makkah region, specifically in Jeddah and Makkah. The role requires a hands-on approach to managing distressed assets and implementing immediate recovery strategies.
