About the Role

Ninja, a quick-commerce company, is seeking an experienced Area Maintenance and Facilities Manager to oversee maintenance and facilities operations across multiple store locations in Jeddah, Makkah Province. This full-time role focuses on ensuring equipment reliability, compliance with preventive maintenance schedules, efficient vendor management, and cost control to support uninterrupted store operations.

Role Purpose and Context

The Area Maintenance and Facilities Manager will be a hands-on professional responsible for managing technical teams and improving equipment reliability across various sites. The position requires a focus on controlling maintenance costs and ensuring smooth day-to-day store operations by effectively managing all aspects of facilities and maintenance.

Key Responsibilities

Manage reactive maintenance work orders, ensuring timely resolution and compliance with service-level agreements (SLAs).
Plan and monitor preventive maintenance (PPM) activities across assigned locations.
Oversee technical maintenance for refrigeration, HVAC, electrical, plumbing, civil works, and fire and life safety systems.
Manage facilities services, including cleaning, pest control, water supply, and waste collection.
Coordinate new-store technical handovers, snagging, warranty claims, and supplier obligations.
Manage maintenance contractors, annual maintenance contracts (AMCs), service quality, quotations, and invoices.
Monitor maintenance costs, work-order backlogs, recurring failures, and vendor performance.
Supervise technicians, allocate resources, and ensure safe working practices and emergency coverage.
Coordinate refurbishment activities, spare parts, inventory, and material requirements.
Prepare regular performance reports and implement corrective action plans.

Qualifications and Experience

A minimum of 5 to 10 years of experience in maintenance and facilities management.
Demonstrated ability to manage maintenance operations across multiple locations.
Proven experience in leading technical teams.
Strong understanding of equipment reliability and cost control principles in a facilities context.
