Director Delivery Technical

About the Role

Qiddiya Investment Company is seeking a Director – Delivery – Technical to provide technical leadership for major residential developments within the Residential Business Unit. This full-time position is based in Riyadh, Riyadh Province, and involves overseeing projects from design development through to handover.

Role Overview

The Director will manage the technical progression of projects, ensuring that design intent is translated into robust, buildable, and commercially efficient solutions. This includes overseeing all stages from design development and procurement through construction, commissioning, and final handover. The role requires a combination of client-side technical and project delivery experience, coupled with deep knowledge of residential construction, multidisciplinary design coordination, and end-to-end asset delivery.

Key Responsibilities

• Provide technical leadership for residential projects from design development through construction and handover.
• Lead coordination efforts between Development, Design, Delivery, Commercial teams, consultants, and contractors.
• Review designs for constructability, technical compliance, value engineering opportunities, and delivery risk.
• Manage technical stage gates, design reviews, and the resolution of complex multidisciplinary interfaces.
• Support procurement strategy, tendering processes, and the technical evaluation of contractors and consultants.
• Oversee architectural, structural, MEP, façade, and other critical technical interfaces during project delivery.
• Monitor programme, cost-plan, and technical risks, identifying and implementing corrective actions as required.
• Ensure adherence to construction quality standards, specifications, and approved design requirements.
• Oversee testing, commissioning, snagging, defect closure, and technical readiness for handover.
• Manage relationships with key stakeholders, authorities, consultants, and contractors.
• Provide technical guidance and leadership to project delivery teams across the residential portfolio.

Qualifications and Experience

• A minimum of 10 years of relevant experience in technical leadership and project delivery.
• Demonstrated experience in client-side technical and project delivery within major residential developments.
• In-depth knowledge of residential construction, multidisciplinary design coordination, and end-to-end asset delivery processes.
