About the Role

Mohammad Al Habib Real Estate is seeking a Quantity Surveyor to join their team in Riyadh, Saudi Arabia. This full-time position is for Asalah Residence Company, a subsidiary of Mohammad Al Habib Real Estate Investment Company. The role focuses on day-to-day cost management activities for high-rise tower projects, including quantity take-offs, measurement, valuation, and cost reporting, based on the project site.

It specializes in real estate investments, developments, master plans, land scouting for urban projects, managing construction details with contractors, and designing commercial and residential communities. The company supports its commercial functions by ensuring accurate and timely cost data at the site level.

Key Responsibilities

Prepare accurate quantity take-offs and measurements from drawings and Bills of Quantities (BOQs) for high-rise/tower construction works, including substructure, superstructure, MEP, and finishes.
Prepare interim payment applications/certifications for contractors and subcontractors based on measured work in place.
Assist in preparing and reviewing BOQs, cost estimates, and tender documentation.
Track and process variation orders, ensuring proper documentation and substantiation.
Monitor site progress against measured quantities and integrate this into project progress reporting.
Maintain cost records, registers, and databases for the project, covering materials, labor, and subcontractor accounts.
Assist with subcontractor account reconciliation and final account preparation.
Liaise with site engineers, planning, and procurement teams to ensure accurate and timely cost information.
Support the Quantity Surveyor Manager in monthly cost reporting, cash flow forecasting, and budget tracking.
Ensure compliance with contract terms (FIDIC or equivalent) regarding measurement and valuation.
Identify and flag potential cost overruns or discrepancies early to the Quantity Surveyor Manager.

Required Experience

Candidates should possess 5 to 10 years of experience in a relevant quantity surveying role, preferably within high-rise construction projects.
