Senior Manager Development Strategy (SPA COBU )

About the Role

Qiddiya Investment Company is seeking a Senior Manager - Development Strategy for a full-time position within its Office Business Unit. This role is focused on strategy, responsible for shaping Qiddiya's office portfolio and ensuring that products, phasing, and development plans align with market demand and business objectives. The position combines market intelligence, commercial analysis, and stakeholder engagement to support the delivery of commercially successful office developments across Qiddiya.

Key Responsibilities

• Develop office portfolio, asset, and product strategies that align with market demand and business objectives.
• Prepare business cases, strategic recommendations, and management presentations.
• Conduct market research, benchmarking, and occupier analysis to inform development decisions.
• Assess office market risks and opportunities, and recommend mitigation strategies.
• Define office products, tenant positioning, and customer value propositions.
• Support the identification of anchor occupiers, strategic partners, and key demand drivers.
• Collaborate with Development, Design, Delivery, Leasing, and Operations teams to optimize project outcomes.
• Develop recommendations on project phasing, prioritization, and investment decisions.
• Manage external consultants and advisory workstreams.
• Support engagement with key internal and external stakeholders.

Required Qualifications and Experience

• A minimum of 7 years of experience in management consulting, real estate strategy, development, or a related field.
• Strong understanding of real estate markets, occupier requirements, and development economics.
• Demonstrated experience in market analysis, business planning, and strategic recommendations.
