About the Role of Director - Development Strategy

Qiddiya Investment Company is seeking a Director - Development Strategy to join its Office Business Unit. This full-time role is focused on strategy, specifically shaping Qiddiya's office portfolio. The Director will ensure that products, phasing, and development plans align with market demand and business objectives. The position involves integrating market intelligence, commercial analysis, and stakeholder engagement to support the delivery of commercially successful office developments across Qiddiya.

Key Responsibilities

• Develop office portfolio, asset, and product strategies aligned with market demand and business objectives.
• Prepare business cases, strategic recommendations, and management presentations.
• Conduct market research, benchmarking, and occupier analysis to inform development decisions.
• Assess office market risks and opportunities and recommend mitigation strategies.
• Define office products, tenant positioning, and customer value propositions.
• Support the identification of anchor occupiers, strategic partners, and key demand drivers.
• Work with Development, Design, Delivery, Leasing, and Operations teams to optimise project outcomes.
• Develop recommendations on project phasing, prioritisation, and investment decisions.
• Manage external consultants and advisory workstreams.
• Support engagement with key stakeholders both internally and externally.

Qualifications and Experience

• Bachelor's degree in Engineering or a related field; a Master's degree is preferred.
• Minimum of 10-12 years of experience in management consulting, real estate strategy, development, or a related field.

Required Skills

• Strong understanding of real estate markets, occupier requirements, and development economics.
• Experience in market analysis, business planning, and strategic recommendations.
• Strong analytical, communication, and stakeholder management skills.
