About Qiddiya's Residential Business Unit

Qiddiya is developing new neighborhoods as part of one of Saudi Arabia's significant destination-led projects. The focus of the Residential Business Unit is to create high-quality, market-relevant communities that support a long-term residential vision, rather than solely constructing housing.

The Role of Senior Director Development, Villas & Townhouses

Qiddiya is seeking a Senior Director Development for the Villas & Townhouses team, which is integral to the product strategy. This full-time position is based in Riyadh, Saudi Arabia. The successful candidate will lead and drive the development of the Villas & Townhouses portfolio from the initial stages, ensuring projects are commercially viable, well-positioned, and prepared for successful delivery.

Key Responsibilities

Lead a portfolio of development projects from feasibility through to delivery readiness.
Define product strategy, unit mix, phasing, and development briefs.
Drive feasibility studies, business planning, and commercial optimization.
Manage design processes, consultants, approvals, and procurement strategy.
Represent the business in key stakeholder discussions.
Improve development processes across the portfolio.

Required Qualifications and Experience

Over 10 years of strong client-side residential development experience.
Proven capability in feasibility, product definition, design management, and commercial decision-making.
A developer mindset, beyond pure project management.
Ability to balance product, design, cost, program, and profitability.
Strong stakeholder management skills, interacting with consultants, authorities, and senior leadership.
Middle East experience is preferred.
Backgrounds in development are preferred over pure consultancy, contractor, or PMC roles.
A relevant degree is required; real estate or commercial qualifications are considered a plus.
