About the Role

ABYATONA Real Estates is seeking a Claims Manager to join its team in Riyadh, Saudi Arabia. This full-time role is central to managing contractual claims on major construction and engineering projects, focusing on maximizing financial recovery and securing Extensions of Time (EOT) from clients.

Role Overview

The Claims Manager operates as a forensic specialist from the Main Contractor’s perspective. The primary objective is to identify variations, disruptions, and client-caused delays within projects. This involves mining project data to build, quantify, and successfully negotiate high-value contractual claims, while also protecting the company from liquidated damages (LDs).

Key Responsibilities

  • Systematically review project documentation, including correspondence, site diaries, and instructions, to identify unapproved scope changes and client-caused disruptions.
  • Map client breaches or delays directly to specific contract clauses to establish a legal and contractual right to compensation.
  • Develop strategies for recovering prolongation costs, disruption values, and acceleration expenses.
  • Prepare persuasive, objective, and evidence-backed formal claim narratives for Extensions of Time (EOT) and additional payments.
  • Audit and compile contemporaneous project records such as emails, meeting minutes, daily logs, and photographs as proof of impact.
  • Collaborate with project planners to perform retrospective critical path analyses (*, Time Impact, Windows Analysis) to substantiate client-caused delays.
  • Calculate full financial damages, including unabsorbed head office overheads (using formulas like Hudson, Emden, or Eichleay), lost labor productivity, and extended equipment costs.
  • Lead commercial negotiations with clients and their consultants (Engineers/Architects) to secure favorable financial settlements.
  • Defend the company against client counter-claims and challenge the imposition of Liquidated Damages (LDs).
  • Prepare comprehensive dispute files and provide support to external legal counsel if claims escalate to adjudication, mediation, or arbitration.

Qualifications and Experience

  • A minimum of 5 to 10 years of experience in claims management within the construction and engineering sectors.
  • Demonstrated expertise in forensic analysis, contractual claims preparation, and negotiation.
  • Strong understanding of construction contracts, delay analysis methodologies, and quantum calculations.
  • Proven ability to manage high-stakes commercial negotiations and dispute resolution processes.
