About Qiddiya and the Role

Qiddiya is seeking a Director Asset & Site Management CM to join its team in Riyadh, Riyadh. This full-time role involves leading the comprehensive management, maintenance, and operational readiness of all physical assets and site infrastructure for a significant heritage and cultural programme. The Director will ensure that facilities, utilities, and environments are fully prepared to support cultural programming, event operations, and visitor experiences in a safe, efficient, and sustainable manner. This position requires 12-15+ years of experience in the field.

Key Responsibilities

• Lead asset and facilities management, serving as the in-house subject matter expert and overseeing integrated hard and soft FM services, including performance reviews and operational readiness.
• Manage all aspects of FM contract governance, ensuring service providers meet contractual obligations, quality standards, and operational requirements.
• Provide engineering oversight to ensure the technical maintainability, operability, and long-term readiness of assets, including those operated by third parties.
• Develop and implement maintenance and technical service strategies that support property governance, asset standards, compliance, auditing, and long-term lifecycle performance.
• Oversee technical systems including MEP, utilities, building systems, and technology infrastructure to ensure maintainability, operability, and service continuity.
• Ensure reliable and efficient provision of utilities and infrastructure, including power, water, waste management, and telecommunications, coordinating requirements for programming and events.
• Ensure the site is fully prepared to support all programming and event activities, coordinating readiness of all spaces, pavilions, and facilities.
• Lead procurement and management of FM contractors and service providers, establishing service level agreements (SLAs) and monitoring performance.
• Ensure compliance with all regulatory, safety, and operational requirements, maintaining certifications, inspections, and statutory documentation.
• Implement sustainability initiatives related to energy efficiency, water usage, and waste management, optimizing asset performance and lifecycle management.
• Facilitate cross-functional coordination with Operations, Programming, and Commercial teams to ensure alignment between asset capabilities and functional requirements.
• Define and track KPIs for asset performance, maintenance, and service delivery, implementing continuous improvement initiatives.
• Contribute to budgeting, financial management, and CAPEX planning by providing technical input and recommendations.

Strategic Asset and Infrastructure Management

The Director will be instrumental in ensuring the long-term viability and optimal performance of Qiddiya's physical assets. This includes providing critical engineering oversight during design and build phases, supporting technical reviews, handover, testing, commissioning, and certification readiness. The role also involves monitoring operator and asset performance, identifying enhancement initiatives, and supporting asset lifecycle planning to maximize operational efficiency and return on investment.

Operational Excellence and Compliance

A core aspect of this role is ensuring the seamless operation and readiness of the site for all activities. This involves managing temporary utilities and infrastructure, monitoring capacity for peak demand, and coordinating event setup, changeovers, and reinstatement. The Director is responsible for upholding stringent safety standards for public use, maintaining statutory compliance documentation, and supporting HSE frameworks. Continuous improvement initiatives will be driven to enhance reliability and service quality across all facilities.

Experience Profile

• 12-15+ years of experience, with a strong background in asset, facilities, or infrastructure management.
• Proven experience managing large-scale assets, venues, or multi-use sites.
• Strong experience in facilities management, maintenance, and infrastructure operations, including both permanent and temporary infrastructure.
• Strong understanding of MEP systems, utilities management, and building systems and infrastructure.
• Experience managing technical teams and contractors.
• Experience supporting large-scale events or festivals and high-footfall public environments.
• Understanding of how assets support event delivery and visitor experience.
• Experience managing multiple service providers and contractors, with a strong understanding of SLAs, performance management, and compliance.
• Experience leading teams in complex, operational environments and coordinating across multiple functions and stakeholders.
• Experience working within structured governance environments.
• Experience in large-scale destinations, cultural assets, public venues, or in pre-opening/activation phases of assets.
