About the Role

Rakal Facilities is seeking an experienced FM Operations & Quality Supervisor to join its team in Riyadh, Saudi Arabia. This full-time role is critical for ensuring operational delivery and quality standards are met after a project or service requirement has been awarded. The Supervisor will manage technicians and subcontractors, control site execution, and ensure every completed job reflects the high standards expected from the Rakal brand. The position requires 5-10 years of relevant experience.

Key Responsibilities

• Plan and coordinate project and service mobilisation, reviewing approved scopes, quotations, BOQs, and client requirements.
• Prepare execution plans, resource requirements, and site schedules.
• Coordinate technicians, suppliers, and specialist subcontractors, assigning daily tasks and confirming responsibilities.
• Supervise preventive and corrective maintenance activities, monitoring HVAC, electrical, plumbing, civil, cleaning, and other FM works.
• Conduct regular site inspections to verify work completion according to approved scope and quality standards.
• Identify incomplete, defective, or non-compliant work, managing snagging, corrective actions, and final closure.
• Maintain before-and-after photographic evidence and prepare daily, weekly, and completion reports.
• Maintain records of attendance, materials, site access, work permits, and client approvals.
• Track SLA response times and completion targets, monitoring open work orders and pending actions.
• Coordinate materials and confirm availability before mobilisation.
• Control subcontractor attendance, performance, and workmanship, reviewing invoices against actual completed work.
• Support emergency and urgent maintenance requirements.
• Communicate progress, delays, and risks clearly to the Head of Rakal Facilities and provide professional operational updates to clients.
• Ensure site teams follow health, safety, and access requirements, supporting method statements, risk assessments, and permit-to-work processes.
• Conduct quality audits on preventive maintenance activities and confirm maintenance checklists are properly completed.
• Support client handover and satisfaction confirmation, maintaining the corrective action tracker until full closure.
• Identify recurring operational problems and recommend preventive action.
• Support the development of approved technician and subcontractor panels.
• Ensure technicians are properly presented and follow client-site standards, protecting the Rakal image during every site visit and execution activity.

Candidate Profile

The ideal candidate will be highly organised, technically aware, and capable of managing multiple small and medium FM assignments without compromising quality, timing, or client communication. We are looking for someone who:

• Takes ownership of work from mobilisation to closure.
• Proactively addresses problems before they become client complaints.
• Ensures every action is completed through diligent follow-up.
• Manages technicians firmly and professionally.
• Verifies the actual quality of completed work.
• Communicates risks early and maintains accurate documentation.
• Understands that client experience includes appearance, communication, timing, and cleanliness.
• Can work under pressure without losing control.
• Protects the reputation of Rakal at every site.

First 90-Day Objectives

Within the first 90 days, the successful candidate will be expected to:

• Review all active operational assignments.
• Establish a clear daily and weekly reporting system.
• Implement standard mobilisation and closure checklists.
• Review the performance of existing technicians and subcontractors.
• Improve before-and-after documentation.
• Introduce quality inspections before client handover.
• Improve response times, follow-up, and operational accountability.
• Create a structured subcontractor performance scorecard.
