About the Role

Saudi Union Facility Management is seeking a Senior Project Manager to join its team in Riyadh, Saudi Arabia. This full-time position is central to leading and overseeing the comprehensive portfolio of Facility Management (FM) project delivery across both government and private sector contracts. The role ensures consistent operational excellence, contract profitability, client satisfaction, and strategic growth in alignment with the company's objectives and Saudi Vision 2030.

Key Responsibilities

  • Manage the full FM project portfolio, ensuring delivery against scope, schedule, budget, and quality targets.
  • Set the strategic direction for the Projects Department, aligning execution priorities with business plans.
  • Lead, mentor, and develop the Project Manager team, fostering accountability and capability.
  • Chair project review meetings to track performance, risks, issues, and corrective actions.
  • Drive portfolio-level resource planning, manpower allocation, and capacity forecasting.
  • Monitor contract P&L performance, ensuring margin protection, cost control, and risk identification.
  • Review and approve project budgets, cost forecasts, variation orders, and commercial claims.
  • Lead contract renewal strategies and negotiate commercial terms with relevant departments.
  • Ensure accurate and timely billing, revenue recognition, and collection support.
  • Oversee mobilization and demobilization planning for new and expiring contracts.
  • Serve as the senior escalation point for project-related client issues.
  • Build and maintain strategic relationships with key clients, government entities, and stakeholders.
  • Lead quarterly business reviews with top-tier clients, presenting performance and value-add proposals.
  • Drive standardized project management methodologies, SOPs, and reporting frameworks.
  • Ensure compliance with HSE standards, Saudi regulations, and client-specific safety protocols.
  • Identify, assess, and mitigate portfolio-level project risks.
  • Support the COO in strategic planning, annual budgeting, and business development initiatives.
  • Drive Saudization strategy within the Projects Department in alignment with company targets.

Qualifications and Experience

  • Minimum 7 years of experience in project or contract management within facility management or related industries.
  • Proven track record of managing large FM contract portfolios with an annual value of SAR 50M+.
  • Strong commercial and financial acumen, including P&L management, budgeting, and margin protection.
  • Deep knowledge of Saudi government procurement regulations, compliance requirements, and Saudization mandates.
  • Advanced project planning and scheduling skills, proficient with tools such as MS Project or Primavera.
  • Excellent leadership, client management, and stakeholder engagement capabilities.

Skills and Systems

The ideal candidate will possess strong analytical and problem-solving skills, coupled with the ability to drive continuous improvement initiatives. Proficiency in the following tools and systems is required:

  • MS Project
  • CAFM (Computer-Aided Facility Management) systems
  • ERP systems
  • Microsoft Office Suite (Excel, PowerPoint, Word)
  • Project dashboarding tools and Document management systems

Experience with CAFM systems, ERP platforms, and previous work with Saudi companies is preferred.

Reporting Structure and Team Leadership

This position reports directly to the Chief Operating Officer (COO). The Senior Project Manager will have direct reports including Project Managers for both Government and Private Sectors, Assistant Project Managers, and a Projects Administrator. The role requires functional coordination with various departments such as Finance, Procurement, HR, Logistics, HSE, Estimation, and Business Development to ensure integrated project delivery.
