About the Role

Aqarat Real Estate Development Company is seeking a Pricing Analyst to join its team in Jeddah, Makkah, Saudi Arabia. This full-time role is essential for conducting market analyses, performing real estate valuations of the company's land and products, and maintaining a robust comparable transactions database. The Pricing Analyst will support the Pricing Supervisor in developing pricing models and ensuring prices are updated in accordance with approved methodologies and company policies.

Key Responsibilities

• Collect and update real estate market data, competitor prices, and comparable transactions, maintaining a comprehensive market database.
• Conduct land valuations using approved methodologies, including Market Comparison, Income, and Cost approaches, to inform pricing models.
• Analyze factors influencing real estate value, such as location, zoning, infrastructure, and optimal use, and prepare Highest and Best Use (HBU) reports.
• Prepare inputs and assumptions for pricing models, covering costs, market factors, and comparables, in line with the approved pricing methodology (AQA-STR-PRC-001).
• Monitor daily and weekly market changes, alerting the Pricing Supervisor to any material movements that necessitate a price review.
• Draft monthly price reviews, classifying lands for potential price adjustments (raise, lower, or remain stable), and submit these to the Pricing Supervisor.
• Support the pricing of new projects through initial analyses and feasibility studies before final values are determined by the Supervisor.

Operational Execution and Compliance

• Enter approved prices into the company's systems, adhering strictly to granted access privileges.
• Track the performance of approved prices, including realization rates, variances, and impact on sales, and submit periodic reports to the Supervisor.
• Document and archive all pricing decisions, valuations, and supporting documentation.
• Coordinate operationally with the Sales, Marketing, and Finance departments regarding routine pricing inquiries.
• Ensure strict compliance with data confidentiality policies and refrain from accessing minimum price information as per approved SOPs.
• Stay continuously updated on real estate regulations and specialized market reports.

Professional Standards Adherence

The Pricing Analyst is expected to apply the standards of the Saudi Authority for Accredited Valuers (TAQEEM) and the International Valuation Standards (IVS) in all analyses and valuation activities. This role operates within the company's established pricing policies and strict data confidentiality rules.

Required Qualifications and Experience

• Education: Bachelor's degree in Real Estate Valuation, Real Estate Management, Civil Engineering, Urban Planning, Finance, Economics, or an equivalent field.
• Professional Certifications: Membership with the Saudi Authority for Accredited Valuers (TAQEEM) at least at the Fellow level in the Real Estate Valuation branch is required. Certifications such as RICS, CCIM, MAI, or familiarity with IVS standards are considered an additional advantage.
• Experience: Minimum of two years of experience in real estate valuation, real estate pricing, or real estate investment analysis.
