About the Opportunity

Qiddiya Investment Company is seeking a Director - Residential Market Intelligence & Advisory to join its Residential Business Unit in Riyadh. This full-time role supports senior leadership in shaping the future rollout of a large and evolving residential portfolio. The Director will provide essential market intelligence and quantitative analysis to guide product strategy, development phasing, and investment decisions across multiple residential masterplans.

Role Purpose and Scope

This position involves assessing economic, demographic, regulatory, and financing trends that impact the Riyadh residential market. The Director will be responsible for building and maintaining supply-and-demand models, translating complex market data into clear recommendations on product mix, pricing, positioning, and rollout timing. Working collaboratively with Development Strategy, Development, Investment, Design, and senior management, the role also supports highest and best-use assessments, scenario analysis, and prepares management presentations for key decision-making forums.

Key Responsibilities

• Assess and segment the Riyadh residential market to inform product rollout strategies.
• Monitor, assess, and report on shifts and trends in residential market dynamics, including changes in regulation, legal frameworks, and financing.
• Identify high-value products to enhance marketability and yield.
• Create and maintain a comprehensive supply/demand model focused on residential assets.
• Conduct scenario analysis on residential demand to support strategic planning.
• Develop high-level best-use analysis for various masterplans and plots.
• Prepare presentations for N-1 panels, management, and provide inputs for Board of Directors presentations.

Candidate Profile and Experience

We are seeking a highly analytical real estate strategy professional with 2-5 years of experience. The ideal candidate will possess strong experience in residential market analysis, market sizing, demand forecasting, and highest and best-use studies. This role requires a professional who combines management consulting or real estate advisory experience with a robust understanding of real estate products and development economics.

Essential Skills and Knowledge

Candidates should be comfortable working with complex datasets and adept at building robust analytical models. A key requirement is the ability to communicate clear, commercially relevant insights effectively to senior stakeholders, influencing strategic decisions within the residential portfolio.
