MECHANICAL BIM MODELER

About the Role

Duncan & Ross is seeking a Mechanical BIM Modeler to join their team in Riyadh. This full-time role involves developing, coordinating, and maintaining accurate 3D BIM models for mechanical building services, ensuring compliance with project requirements, BIM Execution Plans (BEP), and company standards. The position requires 2-5 years of relevant experience.

Role Overview

The Mechanical BIM Modeler will be responsible for producing coordinated models, shop drawings, and construction documentation. This role also includes supporting multidisciplinary coordination throughout the project lifecycle, ensuring all mechanical systems are accurately represented and integrated within the overall building information model.

Key Responsibilities

• Develop and maintain detailed 3D BIM models for mechanical systems using Autodesk Revit.
• Model various mechanical building services, including HVAC, chilled water, ventilation, ductwork, piping systems, equipment rooms, mechanical plant rooms, smoke management systems, exhaust and fresh air systems, and medical gas systems (where applicable).
• Produce coordinated shop drawings, fabrication drawings, installation drawings, and construction documentation.
• Generate schedules, material take-offs (MTO), and quantity reports from BIM models.
• Coordinate with Architectural, Structural, Electrical, Plumbing, Fire Protection, and Civil disciplines.
• Participate in clash detection and model coordination using Navisworks Manage.
• Resolve clashes and modeling issues in collaboration with engineers and BIM Coordinators.
• Ensure all models comply with project BIM standards, LOD requirements, and BIM Execution Plans (BEP).
• Update BIM models based on design revisions, RFIs, and site requirements.
• Maintain proper model organization, worksets, shared coordinates, and file management.
• Support the preparation of As-Built models at project completion.
• Deliver BIM outputs within project schedules while maintaining quality and accuracy.

Required Experience

• A minimum of 2 to 5 years of experience in a similar role.

This is a full-time position based in Riyadh, focusing on collaborative project execution within a multidisciplinary team environment.
