The Role of Senior Mechanical Engineer

SnagProperty is seeking a Senior Mechanical Engineer to join our team in Riyadh, Saudi Arabia. This full-time role involves inspecting, reviewing, and assessing mechanical systems across various projects, including residential, commercial, and mixed-use developments. The successful candidate will play a key technical role in identifying defects and non-compliance, reviewing technical documentation, monitoring corrective works, and supporting testing and commissioning activities to ensure installations meet project specifications, approved drawings, the Saudi Building Code, and applicable international standards. The salary for this position ranges from SAR 10,000 to 13,000 per month.

Key Responsibilities

• Conduct detailed inspections of mechanical systems, including HVAC, plumbing, drainage, firefighting, LPG, pumps, mechanical rooms, ventilation, and associated control systems.
• Inspect installation quality, workmanship, functionality, accessibility, maintainability, and compliance with approved project requirements.
• Verify contractor works against project specifications, IFC drawings, approved shop drawings, BOQ, approved materials, and applicable codes and standards.
• Identify defects, incomplete works, non-compliance, and workmanship issues; prepare detailed snag lists and follow up through de-snagging until closure.
• Review and support Testing & Commissioning (T&C) activities for mechanical systems and verify test results, commissioning records, and system performance.
• Review method statements, inspection and test plans, testing procedures, commissioning plans, and related technical submissions.
• Review mechanical shop drawings, coordination drawings, as-built drawings, material submittals, technical data sheets, O&M manuals, warranties, and project close-out documentation.
• Identify coordination issues and potential clashes between mechanical, electrical, architectural, structural, and other building services.
• Verify alignment between installed works, approved drawings, design intent, and actual site conditions.
• Review contractor BOQs, variation orders (VOs), payment applications, quantities, and supporting technical documentation where required.
• Provide clear technical comments and recommendations regarding defects, discrepancies, incomplete works, and proposed corrective actions.
• Coordinate with contractors, consultants, suppliers, project managers, and client representatives to resolve technical and site-related issues.
• Prepare professional inspection reports, snagging/de-snagging reports, T&C observations, technical assessments, progress reports, and project trackers.
• Attend technical and progress meetings with clients, consultants, contractors, and other project stakeholders.
• Monitor outstanding observations and corrective actions and follow up until satisfactory closure.
• Support project planning, inspection scheduling, resource coordination, and prioritization of site activities.
• Provide technical guidance and support to inspectors and junior engineers when required.
• Contribute to the continuous improvement of SnagProperty’s inspection procedures, checklists, reporting standards, and technical methodologies.
• Ensure all inspections and site activities comply with applicable health, safety, and environmental requirements and report unsafe practices or conditions.

Qualifications and Experience

• Demonstrated experience in HVAC, plumbing, drainage, firefighting, pumps, mechanical rooms, LPG systems, testing & commissioning, snagging, and project handover.
• A minimum of 5 to 10 years of relevant experience in mechanical engineering.
• Strong understanding of project specifications, approved drawings, Saudi Building Code, and applicable international standards.

Work Environment

This is a full-time position based in Riyadh, Saudi Arabia, requiring hands-on engagement with various project sites and stakeholders.
