Role Overview: Director - Asset Management - Technical Operations

The Director - Asset Management - Technical Operations is responsible for providing owner-side leadership and oversight for all technical aspects across hospitality assets. This full-time role involves managing hotel handovers, defects, engineering governance, PPM strategy, POMEC planning, technical audits, building systems performance, lifecycle planning, sustainability initiatives, and operational technical support. The Director will ensure assets are commissioned correctly, maintained effectively, and operated efficiently throughout their lifecycle, reviewing operator practices, maintenance programs, capital plans, and technical standards.

Key Duties and Responsibilities

• Lead owner-side review and oversight of hospitality asset handovers, ensuring all building systems are commissioned, tested, documented, and ready for operations.
• Oversee defects identification, snag management, warranty tracking, and close-out processes.
• Provide owner-side technical leadership for operating hotels, monitoring engineering performance, asset reliability, and operational risks.
• Review and challenge operator Preventive Planned Maintenance (PPM) strategies, evaluating maintenance frequencies, procedures, and resource allocation.
• Lead owner-side review of annual POMEC submissions and capital expenditure requests, assessing them against asset condition, lifecycle requirements, and ROI.
• Establish technical standards and engineering governance frameworks across the hospitality portfolio, ensuring critical systems operate safely and efficiently.
• Support the implementation of sustainability initiatives, reviewing building performance data and identifying opportunities for operational efficiency and environmental improvement.
• Conduct technical due diligence assessments on operating and newly delivered assets, identifying technical risks and recommending mitigation plans.
• Act as the primary owner-side technical representative with hotel operators, FM providers, consultants, and internal stakeholders, presenting technical recommendations to senior management.

Qualifications and Experience

• Over 10 years of experience in hotel engineering leadership.
• Demonstrated expertise in asset management discipline.
• Proven experience in technical due diligence.
• Knowledge of operational readiness processes.
• Strong stakeholder management capabilities.

Performance Measures

• Successful handover of hospitality assets with minimal operational defects.
• Completion of technical readiness reviews prior to hotel openings.
• Maintenance of PPM compliance above established portfolio targets.
• Reduction in critical equipment failures and asset downtime.
• Timely review and approval of POMEC submissions.
• Delivery of capital projects within approved scope, budget, and technical requirements.
• Resolution of technical audit findings within agreed corrective action periods.
• Development and maintenance of asset lifecycle plans for all operating assets.
