Renovation/Refurbishment/Fit out Site Supervisor Residential/Office

About the Role

JAL International Co. Ltd. is seeking a Renovation/Refurbishment/Fit-out Site Supervisor for residential and office projects in the Eastern Province of Saudi Arabia, specifically in Dammam, Al Khobar, and Dhahran. This contract position requires a professional with 5-10 years of experience to oversee daily on-site renovation and interior fit-out activities across corporate commercial office spaces and high-end residential properties.

Key Responsibilities

• Maintain daily site presence to direct and supervise multi-trade activities, including drywall, suspended ceilings, flooring, joinery, and painting.
• Coordinate MEP rough-ins and finishes (lighting, power, data cabling, plumbing, HVAC, fire alarm/sprinkler lines) before wall and ceiling closures.
• Manage logistics, material deliveries, site storage, waste removal, and equipment staging to prevent work interruptions.
• Enforce building management rules, including work permits, delivery access, elevator bookings, and noise restriction hours.
• Inspect incoming materials against approved submittals, samples, and Bill of Quantities (BOQ) specifications.
• Verify setting-out dimensions, alignment, verticality, levels, and squareness before permanent fixtures and finishes are installed.
• Manage intermediate trade handovers to protect completed work from subsequent trade damage.
• Conduct continuous inspections, compile detailed snag lists with photo documentation, and ensure zero-defect closeout.
• Monitor progress against master programs and lookahead schedules, identifying delay risks and recommending recovery actions.
• Perform on-site quantity verifications for completed work to validate interim payment claims and evaluate contractor Variation Orders (VOs).
• Assist in organizing testing and commissioning (T&C) for electrical circuits, plumbing pressure tests, and HVAC balancing.
• Enforce site Health, Safety, and Environment (HSE) standards, ensuring proper use of PPE and adherence to safe work procedures.
• Prepare and submit daily site progress reports, including manpower counts, progress tracking, photographic evidence, and documented issues.

Qualifications and Experience

• Education: Diploma or Bachelor’s Degree in Civil Engineering, Architecture, Interior Design, Construction Management, or an equivalent technical trade qualification.
• Experience: Minimum of 5 years of direct on-site supervision experience specifically in interior fit-outs and renovations. Experience solely in ground-up concrete core/shell projects is not sufficient.
• Sector Expertise: Proven background in managing both fast-track commercial office fit-outs (including fire/safety compliance, IT/data cabling, acoustic partitions) and residential refurbishments (including high-end joinery, bespoke finishes, and luxury sanitaryware).
