About the Building Manager Role at AtkinsRéalis

AtkinsRéalis is seeking a dedicated Building Manager to join our team in Riyadh, Saudi Arabia. This full-time position is central to ensuring the efficient operation and maintenance of building facilities, upholding high standards of service, and fostering strong tenant relationships. The role involves comprehensive oversight of both technical and soft services within the facility.

Role Purpose and Scope

The Building Manager is responsible for the overall management, maintenance, and smooth functioning of building facilities. This includes overseeing technical operations such as MEP systems, HVAC, electrical, plumbing, and fire safety, as well as managing soft services like housekeeping, security, and landscaping. The role also encompasses ensuring health, safety, and compliance, maintaining strong tenant relationships, and leading a team of facility management professionals to deliver operational efficiency and high service standards.

Key Operational Responsibilities

  • Oversee daily operation and maintenance of MEP systems, civil infrastructure, Fire Alarm Systems (FAS), and Fire Fighting Systems (FFS), including HVAC, electrical, plumbing, BMS, generators, and UPS.
  • Ensure preventive and corrective maintenance is executed according to approved schedules and standards, monitoring building performance and troubleshooting recurring issues.
  • Ensure uninterrupted utility services, including power, water, and HVAC.
  • Manage soft services such as housekeeping, cleaning, security, reception, landscaping, pest control, waste management, and façade cleaning.
  • Conduct routine inspections and audits to maintain cleanliness, safety, and aesthetics, coordinating staffing levels, shifts, and coverage for soft services teams.
  • Manage FM contractors, service providers, and suppliers, reviewing service reports, verifying work completion, and approving invoices.
  • Ensure vendors comply with contractual Service Level Agreements (SLAs) and Key Performance Indicators (KPIs), and coordinate Annual Maintenance Contracts (AMCs) for critical equipment.

Compliance, Safety, and Stakeholder Management

  • Ensure compliance with Health, Safety, and Environment (HSE) policies, civil defense, local authority, and statutory requirements.
  • Conduct regular safety inspections and risk assessments, ensuring fire life safety systems are fully operational and tested.
  • Lead emergency response and incident management procedures.
  • Act as the primary point of contact for tenants and clients regarding facility issues, handling complaints, service requests, and escalations professionally.
  • Conduct regular building inspections with tenants and stakeholders.
  • Maintain asset registers, O&M manuals, logbooks, and drawings, preparing monthly FM reports including KPIs, incidents, and energy consumption.
  • Ensure proper handover and documentation for new assets or upgrades.
  • Lead and supervise FM engineers, supervisors, and technicians, conducting performance reviews and training programs to ensure staff availability and productivity.

Qualifications and Professional Experience

  • Bachelor's degree in Facilities Management, Engineering, or a related field.
  • A minimum of 8 years of experience in facilities or building management, with experience in Saudi Arabia preferred.
  • Strong knowledge of building systems and local compliance requirements.
  • Familiarity with Saudi building codes and civil defense regulations.

Essential Skills and Technical Competencies

  • Excellent organizational, communication, and leadership skills.
  • Proficiency in facility management software and tools.
