About Qiddiya Investment Company and the Role

Qiddiya Investment Company (شركة قدية الاستثمارية) is seeking a Director - Delivery - Contracts to join its Residential Delivery team. This full-time position is based in Riyadh, Riyadh Province, and provides critical contractual leadership across major residential development projects.

Role Overview and Contribution

The Director will work closely with project delivery leadership to ensure construction and consultancy contracts are effectively administered throughout execution. A strong focus will be placed on contractor performance, contractual risk, change management, claims, dispute avoidance, and successful project close-out. This is a project and delivery-focused role, requiring a combination of deep contractual expertise with a strong understanding of construction and project delivery. The successful candidate will translate contractual requirements and risks into practical actions that protect programme, cost, and delivery outcomes.

Key Responsibilities

• Provide contractual leadership and advice to Delivery Directors and project teams across assigned residential projects and construction packages.
• Lead the administration of major construction, consultancy, and related delivery contracts from award through construction, handover, defects, and final close-out.
• Monitor contractual obligations, milestones, notices, and deliverables, ensuring project teams and contractors remain compliant with agreed contract requirements.
• Advise delivery teams on contractual strategy relating to variations, extensions of time, claims, delays, contractor performance, and emerging project risks.
• Lead the assessment, preparation, negotiation, and resolution of contractual claims and disputes, with a strong focus on early intervention and dispute avoidance.
• Support the management of change across delivery packages, ensuring contractual implications are identified early and appropriately addressed.
• Review contractual correspondence, notices, claims submissions, and contractor positions, providing clear recommendations to project leadership.
• Work closely with contractors, consultants, and project stakeholders to resolve contractual and commercial issues that may impact construction progress or project outcomes.
• Support contractor performance management, including contractual remedies, recovery measures, and escalation where required.
• Provide contractual input into procurement and contract formation activities where required to ensure proposed contracting strategies and documentation are practical and appropriate for downstream delivery.
• Oversee contractual requirements associated with testing, commissioning, handover, warranties, defects management, and final account / contract close-out.
• Maintain effective coordination with relevant commercial, procurement, legal, and governance stakeholders to ensure project-level contractual actions remain aligned with wider company requirements.
• Provide leadership, coaching, and guidance to contract management professionals supporting the Delivery team.

Candidate Profile and Requirements

• Minimum 15 years of relevant experience within major construction, real estate development, infrastructure, or capital projects.
• Significant experience in project delivery combined with contract and commercial management, rather than purely corporate or procurement-focused contract management.
• Strong experience administering major construction contracts through the execution phase, including variations, claims, extensions of time, contractual notices, performance issues, and close-out.
• Strong working knowledge of FIDIC and/or major Design & Build, EPC or EPCM contracting models.
• Demonstrated experience managing complex contractor and consultant relationships on large-scale projects.
• Strong understanding of construction delivery and the practical programme, cost, and technical implications of contractual decisions.
• Proven ability to lead complex claims negotiations and support dispute avoidance and resolution.
• Experience working on large-scale residential, mixed-use, or masterplanned developments is highly advantageous.
• GCC experience is strongly preferred, with experience in Saudi Arabia considered an advantage.
• Strong stakeholder management, negotiation, and communication skills, with the ability to advise senior project leadership on complex contractual matters.
• Professional qualifications such as MRICS, MCIOB, MCIArb, CPCM or equivalent are advantageous.

This role operates within a dynamic, project-driven environment focused on large-scale residential developments at Qiddiya. The Director will coordinate with various internal and external stakeholders, contributing to the successful delivery of complex projects within the Riyadh region.
