About the Role

Qiddiya Investment Company is developing a landmark destination in the Kingdom, and the Hospitality Business Unit is seeking experienced professionals to deliver its portfolio of hotel assets to high standards of design, guest experience, and commercial performance. This full-time Director - FF&E + OS&E role, based in Riyadh, provides functional leadership and strategic oversight for Furniture, Fixtures & Equipment (FF&E) and Operating Supplies & Equipment (OS&E) across the hospitality portfolio.

Role Purpose and Oversight

The position establishes the necessary standards, strategies, and governance for successful portfolio delivery. It ensures integrated operational alignment, effective budget management, program coordination, and lifecycle planning. The role is critical in translating design concepts into distinctive, high-quality guest experiences that align with Qiddiya’s vision.

Key Responsibilities

• Oversee FF&E and OS&E cross-functional delivery planning from design and budget through to operational readiness, including sequencing, logistics, quality assurance, and validation against development timelines.
• Provide functional direction on hospitality development integration requirements, ensuring alignment of operational priorities, implementation, and coordinated execution.
• Lead the development, standardization, and refinement of FF&E and OS&E operational frameworks and delivery approaches for consistent and scalable execution.
• Manage functional interfaces and cross-disciplinary coordination to support communication, mitigate risks, and enable integrated decision-making.
• Guide operational enhancement initiatives, capability development, and knowledge-sharing practices to improve delivery effectiveness.
• Oversee operational quality, delivery performance, and implementation effectiveness for consistent hospitality outcomes.
• Lead end-to-end FF&E and OS&E lifecycle oversight, including planning, budgeting, sourcing, logistics, installation, asset tagging, and handover.
• Oversee review and coordination of FF&E and OS&E design specifications, value engineering, and material selections for cost optimization and guest experience.
• Lead strategic procurement activities, including supplier engagement, tender support, evaluation, and production oversight.
• Lead strategic logistics planning, warehousing, and customs coordination.
• Ensure alignment with operator requirements, brand standards, and asset management priorities through reviews and mock-ups.

Qualifications and Experience

• Bachelor’s degree in Hospitality Management, Interior Design, Interior Architecture, Architecture, Procurement Management, Project Management, Business Administration, or a related field.
• Over 10 years of experience in hotel operations, FF&E and OS&E procurement, project delivery, and fit-out within hospitality developments.
• Professional membership or recognized certification (*, PMP, RIBA, AIA, RICS) is preferred.
• Experience in KSA / GCC or similar large-scale development environments is preferred.
• Fluency in written and verbal English is required; proficiency in Arabic is preferred.
• Ability to interpret complex information to guide functional strategy and inform decision-making.
• Capability to lead end-to-end FF&E and OS&E activities, aligning budget, program, operational functionality, and guest experience expectations.
• Strong presentation and communication skills.
• In-depth knowledge of hospitality FF&E and OS&E specifications, material selection, lifecycle costing, mock-up coordination, and operational suitability.
• Strong strategic procurement mindset, including defining sourcing and logistics approaches and anticipating market dynamics.
• Expertise in managing complex stakeholder environments and coordinating across operators, consultants, suppliers, and internal teams.
