The Executive Director, Real Estate Development Role

Dirah Development is seeking an Executive Director of Real Estate Development to lead the company's entire real estate development function. This role encompasses the full lifecycle, from initial strategy, feasibility, and master planning through design, procurement, delivery, commissioning, and handover. The Executive Director will be responsible for driving the development portfolio, ensuring projects are commercially viable and distinctive while balancing investment returns, heritage preservation, placemaking, visitor experience, quality, cost, schedule, and risk. The position aims to create sustainable economic and social value through development initiatives.

Core Responsibilities

• Lead Dirah’s real estate development strategy and oversee portfolio execution.
• Oversee feasibility studies, business cases, and investment evaluations for projects.
• Drive master planning, design, and placemaking efforts to deliver distinctive destinations.
• Establish development governance, controls, and decision-making frameworks.
• Ensure projects are delivered on time, within budget, and to specified quality standards.
• Manage financial performance, risk, procurement processes, and commercial outcomes.
• Build and maintain relationships with authorities, investors, and other key stakeholders.
• Lead and develop high-performing teams, promoting continuous improvement and best practices within the function.

Candidate Profile and Requirements

• Over 10 years of experience in real estate development.
• Proven track record in leading the full development lifecycle, from strategy and feasibility through planning, design, procurement, delivery, and handover.
• Strong experience in investment evaluation, stakeholder management, governance, and portfolio oversight.
• Demonstrated ability to lead multidisciplinary teams and manage relationships with government entities, investors, consultants, and strategic partners.
• Relevant professional certifications are preferred.

Work Setting

This is a full-time position based in Riyadh, Saudi Arabia.
