About ABYAT and the Role

ABYAT is the Middle East's largest retail store for home improvement products, established in Kuwait in 2005 and now expanding significantly across Saudi Arabia, Qatar, and the UAE. We are seeking a Facilities Manager to join our team in Al Qasim, Saudi Arabia, supporting operations across our premises, including Riyadh. This full-time role is critical for ensuring the efficient and compliant operation of our facilities.

Role Overview

The Facilities Manager is responsible for leading and controlling the end-to-end delivery of facilities management services, encompassing both hard and soft services, across assigned ABYAT premises. This position ensures asset uptime, adherence to statutory and HSE compliance, effective maintenance planning, contractor performance, budget control, service quality, and overall operational readiness of facilities.

Core Responsibilities: Facilities Operations

• Lead the delivery of hard and soft facilities management services, ensuring compliance with policies, SOPs, IMS/HSE procedures, and operational plans.
• Oversee preventive and corrective maintenance for critical systems including HVAC, electrical, plumbing, firefighting, generators, UPS, BMS, and elevators.
• Manage soft services such as cleaning, security, pest control, landscaping, waste management, and hygiene, ensuring high standards in customer-facing areas.
• Maintain CAFM/CMMS data integrity for all work orders, asset registers, and ensure accurate documentation and reporting.
• Monitor energy and water consumption, investigate anomalies, and implement conservation initiatives to optimize utility usage.
• Lead minor projects, renovations, and site mobilization activities, including asset capture, tagging, and handover to steady-state operations.

Core Responsibilities: Management & Compliance

• Develop scopes of work, manage RFQs, evaluate bids, and oversee contractor performance against SLAs and KPIs.
• Prepare annual OPEX and CAPEX budgets, forecast and control expenses, and drive cost optimization initiatives.
• Enforce HSE requirements, ensure statutory compliance, maintain emergency system readiness, and conduct audits.
• Act as the primary facilities contact for internal and external stakeholders, managing communications, approvals, and escalations.

Required Qualifications and Experience

• 8 to 10 years of experience in Facilities Management, with at least 4 years in a supervisory or leadership capacity.
• Proven experience managing complex facilities, multi-system sites, and multiple vendors or contractors.
• Strong experience in both hard services (HVAC, electrical, plumbing, fire systems, generators, UPS, BMS, elevators) and soft services (cleaning, security, pest control, landscaping, waste management, hygiene).
• Experience in preventive and corrective maintenance, asset management, root-cause analysis, and lifecycle planning.
• Proficiency in contract management, vendor management, scope writing, RFQs, bid evaluations, and SLA/KPI monitoring.
• Experience in budgeting, cost control, invoice validation, CAPEX/OPEX planning, and variance reporting.
• Hands-on experience with CAFM/CMMS systems and strong data/documentation accuracy.
• Knowledge of HSE, statutory compliance, emergency readiness, audits, permits, inspections, and certifications.
• Experience in minor projects, renovations, drawings, BOQs, commissioning, testing, snagging, and handover is preferred.
• Advanced reporting skills using Excel, PowerPoint, dashboards, and performance reports.
