General Manager / Compound Manager

Overview of the Role

JLL is seeking a General Manager / Compound Manager to lead the strategic and operational management of a 259,797 sqm compound in Riyadh, Saudi Arabia. This full-time, onsite leadership position involves overseeing apartments, villas, suites, commercial units, and extensive amenity facilities. The role requires a seasoned property management professional with over 10 years of experience, serving as the primary point of contact for the client and ensuring the compound operates as a premier lifestyle destination.

Key Responsibilities

• Serve as the client’s single point of contact for all operational, financial, and strategic matters, developing and implementing annual Property Operating Plans aligned with client objectives and Vision 2030.
• Oversee the seamless integration of all property management functions, including leasing, financial administration, resident services, and community engagement, with facilities management operations.
• Assume full P&L accountability, optimizing Net Operating Income (NOI) through revenue maximization and cost control, and managing OPEX and CAPEX budgets.
• Drive occupancy optimization, targeting 95%+ physical occupancy through proactive leasing strategies, resident retention programs, and compliance with Saudi Arabia's rent regulations.
• Champion exceptional resident experience, aiming for 85%+ Net Promoter Score (NPS), by overseeing community engagement programs and implementing structured feedback mechanisms.
• Maintain a comprehensive HSE Management System, ensuring the compound operates at the highest safety standards and full compliance with KSA regulatory requirements, including Civil Defence.
• Oversee integrated security operations, including 24/7 security personnel, technology systems, and robust incident management protocols.
• Provide unified governance over Facilities Management, coordinating daily operational alignment with the Facility Manager and reviewing vendor performance.
• Champion the deployment and optimization of integrated technology platforms, including Property Management System, CAFM, and resident portal/mobile app.
• Drive Environmental, Social, and Governance (ESG) performance, overseeing energy and utilities optimization programs and implementing water conservation measures.
• Lead, motivate, and develop high-performing onsite teams, conducting performance reviews and ensuring compliance with Saudi Labour Law.
• Deliver comprehensive monthly reports, quarterly strategic reviews, and annual reports, maintaining a centralized document repository.

Required Qualifications and Experience

• Over 10 years of experience in property management, specifically in mixed-use or large-scale residential communities.
• Proven leadership capability in onsite management roles.
• Demonstrated financial acumen, including P&L accountability and budget management.
• Deep operational expertise in property and facilities management.
• Cultural awareness relevant to working in Saudi Arabia.

Reporting Structure

This role reports directly to the Senior Director - Head of Building Management (PAMS) and represents the onsite Property Management team.

Work Environment

This is a full-time, onsite position based in Riyadh, Saudi Arabia, requiring direct engagement with clients, residents, and various stakeholders within the compound.
