About the Role

Alfanar Projects is seeking a Housing Specialist to join our team in Riyadh. This full-time role is crucial for ensuring the effective operation, cleanliness, and maintenance of our housing facilities. The specialist will manage soft services, monitor utilities, coordinate maintenance activities, and supervise service providers to maintain safe, functional, and well-maintained living environments.

Key Responsibilities

The Housing Specialist will be responsible for a range of tasks focused on facility management and tenant satisfaction, including:

• Managing and controlling the distribution, utilization, and performance of building attendants and cleaning teams.
• Distributing cleaning materials, tools, and supplies to ensure uninterrupted services.
• Performing and reporting periodic evaluations of facility cleanliness and housekeeping standards.
• Overseeing functions related to water supply and sewage, pest control, fire safety devices, kitchen amenities, swimming pools, landscaping, and elevator maintenance.
• Monitoring and reporting on utility consumption, sufficiency, requirements, and financial costs, including reviewing and following up on invoices and payments.
• Ensuring timely delivery of utilities and soft services to buildings and offices.
• Coordinating with property owners and building management to maintain proper facility functioning.
• Receiving Facilities Management (FM) tickets, evaluating resource needs, communicating with tenants, and approving maintenance work, including cost confirmations.
• Performing and finalizing clerical work in public-sector entities (*, Municipality, National Water Company) when required.
• Performing administrative functions for Housing team members, including documentation and process support.
• Assisting team members by sharing duties or acting as a replacement when needed.
• Managing and documenting asset relocation activities.
• Supervising contractors performing work within housing facilities.

Process Improvement and Problem Solving

This role contributes to operational excellence and continuous improvement through the following activities:

• Presenting new ideas, best practices, and improvement opportunities based on available or proposed resources.
• Supporting continuous improvement in facilities operations.
• Solving any related problems that arise and escalating complex operational issues.

Required Experience and Competencies

Candidates for this position should possess the following qualifications and professional attributes:

• 2-5 years of relevant experience in housing or facilities management.
• Ability to obtain updated soft and technical skills related to the job.
• Proven capability to perform planned activities to meet operational and development targets, utilizing resources effectively within efficient cost and time.
• Commitment to ensuring quality requirements and developing effective quality control processes.
• Ability to coordinate well-defined written systems, policies, and procedures, and to seek automation opportunities.
• Adherence to company policies, procedures, and work instructions.
• Ensuring compliance with relevant safety, quality, and environmental management procedures and controls.

Work Environment

This is a full-time position based in Riyadh, Saudi Arabia, requiring a proactive approach to managing and maintaining housing facilities.
