Role Overview

Qiddiya is seeking a Manager - Development - Residential Apartments to join its team in Riyadh, Riyadh Province. This full-time role supports the development management of apartment-led residential projects within the Residential Business Unit. The Manager will work closely with Development leadership and cross-functional teams to shape project strategy, support feasibility and business planning, and define the residential product. The primary objective is to coordinate design development and ensure projects progress efficiently through governance and approvals, aligning with Qiddiya’s overall development objectives.

Key Responsibilities

• Support the development management of residential apartment projects from early-stage feasibility through design, procurement, delivery coordination, and handover.
• Coordinate inputs from various internal departments including Design, Delivery, Commercial, Cost Planning, Sales, Finance, Strategy, and external consultants.
• Contribute to product definition, including unit mix, apartment typologies, amenities, customer proposition, and overall development strategy.
• Monitor project progress against established budget, programme, approvals, identified risks, and key development milestones.
• Prepare comprehensive development reports, presentations, governance submissions, and decision papers for senior leadership review.
• Support the execution of feasibility studies, business plans, design briefs, and project execution strategies.
• Coordinate with consultants and internal teams to ensure that design outputs meet commercial, operational, and customer requirements.
• Track actions, risks, dependencies, and approvals throughout the entire project lifecycle.
• Assist in the procurement, tendering, and appointment processes for consultants and delivery partners.
• Ensure all projects comply with Qiddiya’s governance frameworks, stage-gate processes, reporting standards, and approval procedures.

Required Experience and Qualifications

Candidates for this position should possess 5-10 years of relevant experience. The role requires a professional with strong development management capabilities and a deep understanding of residential products. Demonstrated commercial awareness and the ability to effectively coordinate stakeholders across the full development lifecycle are essential for success in this role.

This is a full-time position based in Riyadh, within the Riyadh Province. The role involves working collaboratively with various internal teams and external partners to achieve Qiddiya's residential development goals.
