About the Role

Norconsult Telematics is seeking a Real Estate Acquisition Consultant for a contract position in Riyadh, Saudi Arabia. This role involves overseeing the end-to-end real estate acquisition process, providing support for the client’s strategic decisions related to property purchases and leasing. The consultant will ensure all activities align with the client’s long-term business and operational goals, requiring 5-10 years of relevant experience.

Core Responsibilities

• Manage the full lifecycle of real estate acquisition, including market research, site identification, shortlisting, evaluation, and final selection.
• Develop and implement structured site evaluation criteria considering factors such as location, accessibility, infrastructure, size, and zoning compliance.
• Lead negotiations with property owners, brokers, and developers to secure favorable purchase or lease terms.
• Oversee contract preparation and management in coordination with legal and procurement teams.
• Support the processing of purchase payments, lease agreements, and associated contractual obligations.

Market Analysis and Financial Evaluation

• Conduct comprehensive market analysis to identify optimal sites aligned with client strategic and operational requirements, including land and pre-existing properties.
• Perform detailed market and asset valuations to ensure alignment with financial and strategic objectives.
• Lead comparative financial analyses to support buy versus lease decisions using financial modeling, ROI calculations, payback analysis, and lifecycle cost assessments.
• Develop and maintain financial models to evaluate acquisition opportunities and long-term operational costs.

Due Diligence and Regulatory Compliance

• Conduct detailed due diligence to ensure compliance with zoning laws, regulatory requirements, and infrastructure standards.
• Manage the process for obtaining permits and approvals required for property acquisition.
• Identify potential risks associated with property acquisitions and develop mitigation strategies.
• Stay updated on real estate regulations, policies, and compliance requirements within Saudi Arabia.

Collaboration and Reporting

• Collaborate closely with the Strategic Facility, Workplace & Construction Planning Consultant to ensure site suitability for operational needs.
• Coordinate with internal departments, consultants, brokers, and other stakeholders to ensure smooth transaction processes.
• Prepare well-structured reports and recommendations to support decision-making by senior management.
• Prepare comprehensive reports on market insights, acquisition strategies, and financial implications for leadership review.

Required Experience and Expertise

Candidates for this Real Estate Acquisition Consultant position must possess 5-10 years of experience in the field. Strong expertise in the Saudi real estate market is essential, encompassing:
