About the Role

Land Sterling is seeking a Senior Manager – Commercial Brokerage to lead and expand its commercial brokerage business in Saudi Arabia. This full-time role primarily focuses on the Riyadh market, with additional coverage across the wider Kingdom as needed. The position is for an established commercial real estate professional who can both originate and close transactions personally, while also building and leading a high-performing brokerage team.

Role Scope

This senior, hands-on player-manager role covers commercial sales and lettings across various asset classes, including office, retail, industrial & logistics, hospitality, land and development plots, and mixed-use assets. The Senior Manager will represent landlords, developers, occupiers, institutional investors, and REITs.

Key Responsibilities

• Lead day-to-day commercial brokerage operations across diverse asset types.
• Originate, negotiate, and close commercial mandates and transactions, contributing directly to fee and revenue targets.
• Build the commercial brokerage function, including recruiting, onboarding, coaching, and managing licensed commercial agents.
• Set individual and team targets, monitoring performance against revenue, pipeline, and transaction KPIs.
• Develop and execute the commercial brokerage growth strategy for Riyadh and the wider Saudi market.
• Secure and manage exclusive mandates from landlords, developers, institutional investors, and REITs, and represent occupiers on acquisitions and relocations.
• Lead investment sales, including yield and pricing analysis, marketing material preparation, buyer targeting, and structured sale processes.
• Manage the full commercial lettings cycle from mandate and marketing through negotiation, heads of terms, and Ejar registration.
• Structure and close sale, lease, and sale-and-leaseback transactions through to contract execution and commission collection.
• Maintain accurate CRM records and prepare pipeline, forecast, and commission reports for senior leadership.
• Identify opportunities to cross-sell other Land Sterling services, such as valuation, property management, FM advisory, and strategic consulting.
• Ensure brokerage activities, mandates, listings, and transactions comply with REGA regulations, FAL requirements, the Real Estate Brokerage Law, and Ejar requirements.

Candidate Profile and Requirements

• 5-10 years of experience in commercial real estate brokerage.
• Demonstrated commercial ambition and strong brokerage expertise combined with hands-on deal-making capability.
• Ability to develop business, win mandates, negotiate with senior stakeholders, and close transactions.
• Experience in building and developing a brokerage team.
• Strong leadership, investment sales capability, and client-facing skills.
• Proficiency in CRM discipline and pipeline management.
• Ability to operate effectively in a target-driven environment.

Work Location

This position is based in Riyadh, Saudi Arabia, with responsibilities extending to the wider Kingdom where required.
