Quantity Surveyor / Quantity Takeoff Engineer

About the Role

Thraa | ثراء is seeking a Quantity Surveyor / Quantity Takeoff Engineer to join their team in Makkah, Saudi Arabia. This full-time role involves performing accurate and comprehensive quantity takeoff and measurement for planned and executed structural and architectural works. The position is responsible for preparing measurement sheets, supporting calculations for monthly payment applications, and verifying material deliveries and executed quantities against approved construction drawings. The ideal candidate will have 2-5 years of experience in quantity surveying within construction and contracting projects.

Key Responsibilities

• Accurately extract quantities for earthworks, concrete, blockwork, and finishes from approved Shop Drawings.
• Prepare and update Measurement Sheets, categorized by BOQ item numbers and execution locations.
• Compare quantities from Issued for Construction (IFC) drawings with the contractual Bill of Quantities (BOQ) and report discrepancies.
• Conduct regular site visits to inspect executed works, record actual site measurements, and verify subcontractor works.
• Prepare comparison drawings showing actual site conditions against approved drawings and develop As-Built measurements.
• Prepare complete measurement and supporting documentation for Owner's monthly payment applications, including sketches, photographs, and approved Work Inspection Requests (WIRs).
• Review subcontractor quantity measurement sheets, verify measurements, and apply deductions for incomplete or non-compliant works.
• Assist the Cost Engineer and Head of Department in preparing periodic payment drafts.
• Verify material delivery notes and site delivery records, including Ready-Mix Concrete Delivery Tickets and Reinforcement Steel Invoices/Weights.
• Monitor and record preliminary material wastage on site and report unjustified wastage.
• Measure and quantify additional or revised works from Site Instructions or modifications, limited to quantity measurement.
• Prepare sketches illustrating differences between original design and executed works for Variation Orders / Change Orders.
• Maintain and archive all site measurement sheets and Marked-Up Drawings in organized hard-copy and electronic filing systems.

Qualifications and Experience

• Bachelor's degree in Civil Engineering, Construction Engineering, or a related engineering discipline. A Bachelor's degree in Architecture may be considered for candidates specializing in finishing works quantity takeoff.
• Valid professional registration and membership with the relevant engineering authority, such as the Saudi Council of Engineers (SCE), with an appropriate professional classification.
• 3–5 years of practical experience in quantity surveying/takeoff and technical office/site measurement activities within construction and contracting projects.
• Proven experience in reading and interpreting architectural and structural construction drawings.

Technical and Software Skills

• Advanced proficiency in AutoCAD for extracting dimensions, lengths, areas, and quantities.
• Good working knowledge of digital quantity takeoff software such as PlanSwift or Bluebeam Revu.
• Working knowledge of Autodesk Revit, including the ability to read BIM models and extract automated Schedules.
• Advanced proficiency in Microsoft Excel, including developing quantity takeoff formulas, conditional formatting, preparing standardized measurement sheets, and data organization/verification.
• Strong understanding of standard engineering measurement methods, including deductions for lintels, openings, beam-column intersections, and net concrete quantities.
• High level of accuracy, attention to detail, and concentration when dealing with complex engineering drawings, measurements, and numerical data.
• Strong ability to identify discrepancies between drawings, site conditions, and measured quantities.

Work Environment

This is a full-time position based in Makkah, Saudi Arabia. The role involves both office-based quantity takeoff and regular site visits for measurements and verification of executed works.
