KEO is seeking a Quantity Surveyor (MEP) to join its team in Abha, KSA, with potential opportunities in Riyadh. This is a full-time position.

Role Overview

The Quantity Surveyor (MEP) will operate autonomously within a fast-paced cost consultancy environment. This role involves translating engineering designs into precise cost models, evaluating contractor proposals, and proactively managing variations from project inception through to final account closeout. The position is critical for safeguarding client budgets, ensuring optimal value for money, and overseeing the effective delivery of specialized MEP packages within financial targets.

Key Responsibilities

• Estimate and benchmark mechanical, electrical, and plumbing (MEP) costs during early design stages to establish realistic project budgets.
• Take off and measure MEP quantities from 2D drawings, schematics, and BIM models to construct detailed Bills of Quantities (BoQs).
• Prepare tender packages and pricing schedules specifically structured for MEP sub-contract procurement.
• Evaluate contractor tenders by conducting side-by-side cost analyses, rate comparisons, and commercial risk assessments to recommend contract awards.
• Conduct value engineering reviews on MEP systems and materials to identify cost-saving alternatives without compromising design intent or performance.
• Assess and certify monthly interim payment applications by auditing completed site installations against the agreed schedule of values.
• Review and negotiate contractor variation orders and claims, verifying rates against contract terms to prevent scope creep.
• Monitor project cash flows and prepare financial progress reports to keep clients informed of budget statuses and forecasts.
• Perform financial risk assessments regarding long-lead MEP equipment purchases, market price volatility, and specification changes.
• Negotiate and close out final accounts with trade contractors and clients to ensure a clean commercial project handover.

Qualifications and Experience

• Bachelor's degree in Quantity Surveying or a construction-focused Engineering discipline.
• 6-8 years of relevant work experience.
• Mandatory MEP-focused experience is required.
