Building Management System Operator

About the Role

Khidmah is seeking a Building Management System Operator to join their team in Buqayq, Abqaiq. This full-time role involves monitoring, operating, and maintaining Building Management System (BMS) and Heating, Ventilation, and Air Conditioning (HVAC) systems to ensure the safe, efficient, and reliable operation of building services. The ideal candidate will have 2-5 years of relevant experience.

Role Overview

The BMS Operator will be responsible for overseeing system performance, responding to alarms, troubleshooting faults, and coordinating maintenance activities. This position is critical for ensuring optimal building performance and maintaining occupant comfort through effective management of integrated building systems.

Key Responsibilities

• Monitor and operate the Building Management System (BMS) to ensure all building systems function efficiently and reliably.
• Monitor, operate, and optimize HVAC systems, including chillers, AHUs, FCUs, ventilation systems, pumps, and associated equipment.
• Respond promptly to BMS alarms, system alerts, and equipment failures by performing initial troubleshooting and escalating issues when necessary.
• Perform routine inspections of BMS and HVAC equipment to verify proper operation and identify potential faults.
• Monitor building performance and energy consumption, recommending improvements to enhance energy efficiency.
• Coordinate with maintenance teams and subcontractors to ensure timely completion of preventive and corrective maintenance activities.
• Diagnose and troubleshoot BMS and HVAC system issues and assist technicians in identifying root causes.
• Maintain accurate operational logs, maintenance records, and daily reports.
• Support testing, commissioning, calibration, and functional checks of BMS and HVAC systems.
• Ensure compliance with company policies, safety regulations, and Facilities Management operational standards.
• Report system abnormalities and recommend corrective and preventive actions.
• Ensure continuous operation of critical building systems while minimizing downtime and service interruptions.

Qualifications and Experience

• 2-5 years of experience in a similar role, specifically with Building Management Systems and HVAC operations.
• Demonstrated ability to monitor, operate, and maintain complex building systems.
• Proficiency in troubleshooting and diagnosing system faults.

Work Environment

This is a full-time position based in Buqayq, Abqaiq, requiring active participation in the operational aspects of building services to ensure continuous and efficient system performance.
