About the Role

Qiddiya Investment Company is seeking a Senior Director - Development - Residential to join its Residential Business Unit. This full-time role is integral to shaping high-quality, market-relevant communities within one of Saudi Arabia’s destination-led developments. The Senior Director will focus on the Villas & Townhouses portfolio, ensuring projects are commercially sound, well-positioned, and prepared for successful delivery.

Role Context and Impact

The Residential Business Unit is responsible for creating new neighborhoods that support a long-term residential vision. The Senior Director will be a key development leader, responsible for shaping, challenging, and driving the development of the residential portfolio from the front end. This involves a focus on product strategy, commercial optimization, and effective project setup.

Key Responsibilities

• Lead a portfolio of development projects from initial feasibility through to delivery readiness.
• Define product strategy, unit mix, phasing, and development briefs for projects.
• Drive feasibility studies, business planning, and commercial optimization efforts.
• Manage design processes, consultants, necessary approvals, and procurement strategy.
• Represent the business in discussions with key stakeholders.
• Improve development processes across the entire portfolio.

Required Qualifications and Experience

• Strong client-side residential development experience is essential.
• Proven capability across feasibility, product definition, design management, and commercial decision-making.
• A developer mindset, extending beyond pure project management.
• Ability to balance product, design, cost, program, and profitability considerations.
• Strong stakeholder management skills, applicable to consultants, authorities, and senior leadership.
• Middle East experience is preferred.
• Backgrounds in development are preferred over pure consultancy, contractor, or PMC roles.
• A relevant degree is required; real estate or commercial qualifications are considered a plus.
