Commercial Manager

About the Role

People Group Arabia is seeking an experienced Commercial Manager to join a leading global consultancy and programme delivery organization in Riyadh, Saudi Arabia. This full-time role involves supporting the delivery of major residential developments and managing commercial performance across a high-profile development program.

Role Overview

As Commercial Manager, you will be responsible for overseeing the commercial aspects of residential projects from pre-contract stages through to delivery and close-out. This position requires close collaboration with project, cost, procurement, and delivery teams to provide commercial leadership, protect project value, and ensure effective management of contracts, costs, and commercial risks.

Key Responsibilities

• Manage the commercial performance of residential projects throughout the project lifecycle.
• Lead commercial management activities across procurement, contract administration, and project delivery.
• Monitor project costs, budgets, cash flow, and financial performance.
• Manage variations, change control, claims, and commercial risks.
• Review and assess contractor applications, valuations, and payment processes.
• Support procurement and tendering activities, including commercial evaluations and negotiations.
• Prepare and review commercial reports, forecasts, and project financial information.
• Manage and administer contracts in accordance with contractual requirements.
• Identify commercial opportunities and risks, and develop appropriate mitigation strategies.
• Work closely with contractors, consultants, clients, and internal project teams.
• Provide clear commercial advice and recommendations to project leadership.
• Support the development and implementation of commercial strategies and processes.
• Contribute to the successful delivery of major residential developments across the program.

Qualifications and Experience

• Proven experience working on residential construction and development projects.
• Experience within a consultancy, client-side, or major contractor environment is preferred.
• A commercially focused professional approach.
• 5-10 years of relevant experience.
