Director Development Retail (SPA )

About the Role

Qiddiya is seeking a Director, Development Retail (SPA) to lead the Commercial Office Business Unit's development portfolio. This full-time position, based in Riyadh, Saudi Arabia, involves driving the successful planning, execution, and delivery of commercial office assets and districts. The role provides strategic leadership across the entire development lifecycle, from business planning and feasibility to operational readiness and asset optimization.

Key Responsibilities

• Develop implementation approaches, delivery schedules, and execution activities for assigned developments, ensuring alignment with business objectives and asset positioning.
• Manage development sequencing, integration, and delivery planning to maintain timelines and achieve approved objectives.
• Provide development and commercial input regarding market requirements and demand to inform commercially viable and operationally sustainable outcomes.
• Oversee end-to-end development delivery, including concept development, coordination, handover, and operational readiness.
• Monitor development delivery performance against approved quality, schedule, cost, and operational readiness targets.
• Evaluate feasibility assessments, financial evaluations, and business case inputs to inform investment decisions and commercial alignment.
• Contribute to value optimization through scope alignment, commercial enhancement, and delivery efficiencies.
• Ensure compliance with organizational standards, governance requirements, development policies, and regulatory obligations.
• Manage coordination among planning, design, commercial, delivery, and operational workstreams for integrated execution.
• Engage with tenants, operators, partners, and internal stakeholders to achieve operational integration and activation readiness.
• Monitor development performance, delivery progress, and execution outcomes, and manage associated risks and issues.

Qualifications and Experience

• Bachelor's degree in Real Estate Development, Property Development, Urban Planning, Architecture, Construction Management, Engineering, Business Administration, or a related field.
• A Master's degree in Real Estate Development, Property Development, Retail Development, Urban Development, Business Administration (MBA), or a related field is preferred.
• A minimum of 10-12 years of experience in retail development, mixed-use development, commercial real estate development, destination development, or integrated development environments.
• Relevant exposure in development management or development coordination roles, including significant years in a managerial capacity.
• Professional certifications or memberships with recognized real estate, retail, development, construction, or project management institutes (*, RICS, ULI, PMI, CIOB, ICSC) are preferred.
