About the Revenue Manager Role

Chapter One is seeking a Revenue Manager to establish and lead the revenue function as the company expands its operations in Riyadh, Saudi Arabia. The company's portfolio spans hospitality, serviced apartments, multifamily, residential leasing, corporate housing, and extended stay properties. This role requires a strategic thinker capable of managing diverse demand types, including short, medium, and long stays, as well as corporate and multifamily-style demand, moving beyond a focus solely on nightly rates and occupancy.

Role Objectives and Scope

The Revenue Manager will be instrumental in shaping Chapter One's approach to pricing, forecasting, distribution management, demand analysis, owner support, and commercial decision-making across various assets and markets. This position involves developing and implementing comprehensive revenue strategies that consider the unique characteristics of different property types and market segments.

Key Responsibilities

  • Develop and manage pricing strategies tailored to short, medium, and long-stay demand.
  • Support revenue strategy across branded, co-branded, and white-label assets.
  • Monitor market trends, competitor pricing, seasonality, events, corporate demand, relocation demand, and new supply dynamics.
  • Manage rate structures, restrictions, promotions, stay-length strategies, and channel performance.
  • Collaborate closely with sales, reservations, operations, finance, and guest experience teams.
  • Build and maintain clear revenue reports, forecasts, dashboards, and commercial trackers.
  • Support budgeting processes, owner reporting, commercial reviews, and the onboarding of new assets.
  • Contribute to establishing the revenue management rhythm, tools, and standards for a growing hospitality platform.

Ideal Candidate Profile

The ideal candidate is commercially astute, analytical, and practical, with a deep understanding that revenue management encompasses more than just rate increases. It involves making informed decisions regarding demand, pricing, channel mix, length of stay, cash flow, guest profiles, and asset value. Candidates should be comfortable operating within a growing company environment where systems and processes are under development. The ability to bring structure to commercial complexity, challenge decisions constructively, and articulate recommendations clearly is essential. While performance-driven, the candidate must also recognize the impact of pricing decisions on owners, guests, teams, operations, and brand positioning.

Required Experience and Skills

  • Experience in revenue management, commercial strategy, reservations, distribution, serviced apartments, extended stay, multifamily, residential leasing, corporate housing, or hospitality.
  • Essential experience in multifamily, serviced apartments, residential leasing, extended-stay, corporate housing, or mixed short- and long-stay residential assets.
  • Previous experience in Saudi Arabia, the UAE, or the wider GCC market is strongly preferred.
  • Strong understanding of occupancy, ADR, RevPAR, channel mix, segment mix, booking pace, lead time, monthly pricing, corporate rates, leasing cycles, and forecasting.
  • Proficiency with PMS, channel managers, OTA extranets, revenue systems, dashboards, Excel, Google Sheets, and commercial reporting.
  • Strong communication skills in English; Arabic proficiency is preferred but not mandatory.
