About the Role

AtkinsRéalis is seeking an experienced Project Manager with a PMC background for a full-time position in Al Madinah, Saudi Arabia, specifically focusing on projects in Al Ula and Medina. This role requires a seasoned professional to lead and coordinate all aspects of project delivery, ensuring execution is timely, cost-effective, and of high quality.

Project Planning and Execution

The Project Manager will be responsible for developing and managing detailed fitout delivery plans that align with overall program milestones. This includes coordinating with base build teams to ensure a seamless interface between shell/core and fitout phases, and planning procurement schedules in conjunction with long lead items and the global sourcing strategy.

Budget, Cost Control, and Stakeholder Management

Key responsibilities include establishing, monitoring, and reporting on fitout budgets, with a focus on proactive cost control and identifying value-engineering opportunities. The role involves working closely with commercial and procurement teams to manage contractor contracts and variations. The Project Manager will lead multidisciplinary teams, including consultants, architects, contractors, and client representatives, and facilitate collaboration among cultural advisors, end-users, government authorities, and other stakeholders.

Client Liaison and Compliance

Serving as the primary point of contact for the client and key stakeholders, the Project Manager will provide regular, structured updates and reports on progress, risks, and mitigation plans. Ensuring all activities comply with Saudi Arabian regulations and interfacing with local authorities are critical aspects of this role. Robust QA/QC procedures will be implemented, with regular inspections conducted to ensure delivery meets client expectations and design intent, adhering to local codes, building regulations, and AtkinsRéalis' quality standards.

Risk Management and Operational Readiness

The Project Manager will identify potential risks and interface conflicts between trades or construction stages, developing appropriate mitigation strategies. This includes maintaining and updating risk registers and coordinating with the Programme Management Office (PMO). Oversight of testing, commissioning, and final handover procedures is also required, ensuring the delivery of complete O&M manuals, asset registers, and necessary training for FM and end-user teams. Alignment with project sustainability goals, including material selection, waste management, and energy efficiency, along with support for BIM integration (LOD 300/350+), is also part of the role.

Qualifications and Experience

Candidates should possess a Bachelor's or Master's degree in Architecture, Interior Design, Construction Management, or a related field. A minimum of 15 years of experience is required, with at least 5 years in a project leadership role within Saudi Arabia. Current residency in KSA is essential. Proven experience delivering high-end buildings and infrastructure, coupled with familiarity with KSA regulatory bodies and project delivery environments, is necessary. Strong leadership, communication, and negotiation skills are expected. A PMP or equivalent project management certification is preferred. Proficiency in MS Project, Primavera, or equivalent PM tools is required, with familiarity with BIM platforms being an advantage. The ability to adapt to changing project conditions and work under pressure is important. Fluency in English is required, and Arabic language skills are advantageous.
