About the Role

Big Fish Consult is seeking an Operations Director for Live Destination Asset Management. This full-time role is based in Makkah, with operations spanning Jeddah and Makkah. The successful candidate will lead the asset management strategy and performance for a large-scale live destination, focusing on ensuring real estate assets are commercially viable, operationally efficient, financially sustainable, and capable of delivering an exceptional visitor experience.

Key Responsibilities

The Operations Director will oversee the entire asset lifecycle, from operational readiness and stabilization to optimization, repositioning, and long-term value creation. This involves close collaboration with various internal teams to maximize asset performance and destination value.

• Develop and implement asset management strategies aligned with business plans and investment objectives.
• Maximize financial, operational, and strategic value of real estate assets.
• Manage asset-level budgets, forecasts, CapEx, and OpEx planning in collaboration with Finance and Operations.
• Monitor revenue, operating costs, NOI, EBITDA, and other asset performance indicators.
• Work with Operations and Facilities Management teams to ensure assets operate safely and efficiently.
• Establish asset performance KPIs, SLAs, and reporting frameworks.
• Develop asset lifecycle strategies for maintenance, refurbishment, replacement, and capital investment.
• Ensure asset performance supports a high-quality visitor and customer experience.
• Identify and manage strategic, operational, financial, and asset-related risks.
• Manage relationships with internal stakeholders, asset operators, FM providers, tenants, and government entities.

Financial and Operational Oversight

This role requires strong financial and commercial acumen to drive asset performance. Responsibilities include optimizing expenditure, evaluating investment proposals, and supporting commercial strategies across various revenue streams such as leasing, hospitality, retail, entertainment, and F&B.

Asset Lifecycle and Experience Management

The director will be responsible for establishing comprehensive asset lifecycle strategies and ensuring that the physical environment and supporting assets meet the destination's brand and experience standards. This includes monitoring customer experience KPIs and driving improvements in footfall, dwell time, and overall destination attractiveness.

Candidate Profile

Candidates should possess over 10 years of experience in managing large-scale mixed-use, hospitality, retail, leisure, entertainment, or live destination assets. A strong understanding of real estate asset management, financial performance, CapEx/OpEx, asset lifecycle, and operational performance is essential.

• Strong understanding of real estate asset management, financial performance, CapEx/OpEx, asset lifecycle, and operational performance.
• Experience working with FM, engineering, operations, hospitality, retail, or other asset operators.
• Strong commercial and financial acumen, including budgeting, forecasting, and business-case development.
• Experience with asset performance reporting, KPIs, and strategic planning.
• Strong stakeholder and operator management capabilities.
• Experience in Saudi Arabia or the GCC is highly desirable.
