About the Role

Kidana is seeking a Manager - Asset Mgt. to lead portfolio asset optimization and lifecycle management. This full-time position is based in Makkah and requires a minimum of 10 years of experience. The role focuses on driving asset efficiency, service quality, and financial returns through robust performance frameworks, data-led decisions, governance, and operational alignment.

Role Purpose

The primary purpose of this role is to lead the optimization and lifecycle management of the company's asset portfolio. This involves implementing performance frameworks, making data-driven decisions, ensuring governance and compliance, and aligning operational activities to enhance asset efficiency, service quality, and financial returns, while maintaining accurate records and controls.

Key Responsibilities

• Define portfolio-level initiatives to improve asset utilization, performance, and ROI, setting benchmarks and targets, and driving corrective actions.
• Manage dashboards and KPI governance covering financial, operational, condition, and utilization measures.
• Analyze trends and variances, develop business cases, and recommend investment, repositioning, or disposal actions for assets.
• Lead condition assessments, renewal strategies, CAPEX prioritization, lifecycle planning, and cost optimization efforts.
• Approve and oversee physical audits and inspections, ensuring timely closure of findings.
• Ensure compliance with applicable regulatory, operational, and internal governance frameworks.
• Maintain accurate asset registers, documentation integrity, and audit readiness through effective controls.
• Partner with Leasing, O&M, Projects, Finance, HSSE, and relevant authorities to align asset plans with operational and development priorities.
• Present asset insights and recommendations to leadership and committees.

Leadership Accountabilities

• Lead workforce planning, staffing strategies, and departmental budgeting in line with organizational growth plans.
• Establish team KPIs and targets, conduct performance reviews, and promote accountability within the team.
• Identify talent for pivotal roles in collaboration with Human Capital as part of succession management.
• Resolve internal conflicts promptly to support a collaborative and productive team environment.

Qualifications and Experience

• A minimum of 10 years of relevant experience in asset management or a related field.
• Demonstrated experience in portfolio asset optimization and lifecycle management.
• Proficiency in performance framework implementation, data analysis, and governance.
