About the Role

KAFAAT RECRUITMENT is seeking a dedicated Procurement Specialist to join our team in the Eastern Province. This full-time role is central to our real estate development and construction projects, focusing on the strategic sourcing and purchasing of essential materials, equipment, and services. The ideal candidate will possess 2-5 years of relevant experience and will be instrumental in ensuring procurement activities align with project goals and company standards.

Key Purpose of the Position

The Procurement Specialist plays a critical role in optimizing our supply chain for real estate and construction initiatives. This position is responsible for securing competitive pricing, guaranteeing timely delivery, ensuring quality compliance, and strictly adhering to approved budgets and established procurement policies. Success in this role directly contributes to the efficiency and cost-effectiveness of our development projects.

Core Responsibilities

  • Implement comprehensive procurement activities across real estate development, construction, and property operations.
  • Review purchase requisitions, technical specifications, bills of quantities, and specific project requirements.
  • Identify, evaluate, and prequalify potential suppliers, contractors, consultants, and service providers.
  • Prepare and issue requests for quotations (RFQs), requests for proposals (RFPs), and tender documents.
  • Analyze technical and commercial proposals, subsequently preparing detailed bid-comparison reports.
  • Negotiate prices, payment terms, delivery schedules, warranties, and all contractual conditions.
  • Prepare and finalize purchase orders, service agreements, and all necessary procurement documentation.
  • Coordinate effectively with project management, engineering, finance, legal, and site teams.
  • Ensure materials and services are delivered precisely according to project schedules and approved specifications.
  • Monitor supplier and contractor performance, assessing quality, cost, delivery, and compliance.
  • Maintain an updated supplier database, comprehensive procurement records, contracts, and price lists.
  • Track procurement budgets and proactively identify cost-saving opportunities without compromising quality standards.
  • Support contract administration, including variations, claims, renewals, and resolution of supplier disputes.
  • Ensure strict compliance with company policies, approved authority matrices, and all applicable regulations.
  • Prepare regular procurement reports detailing purchase orders, savings achieved, pending deliveries, and overall supplier performance.

Required Experience and Skills

Candidates for this role should bring 2 to 5 years of experience in procurement, ideally within the real estate development or construction sectors. Strong analytical abilities are essential for evaluating proposals and identifying cost efficiencies. Effective negotiation skills are critical for securing favorable terms with suppliers and contractors. The ability to manage multiple tasks, maintain meticulous records, and ensure compliance with regulatory frameworks is also required.

Collaboration and Reporting

This role demands significant internal collaboration with various departments to ensure seamless project execution. Externally, the Procurement Specialist will manage relationships with a diverse range of suppliers and service providers. Regular reporting on procurement activities, budget adherence, and supplier performance is a core aspect of this position, providing vital insights for management decisions.

Compensation
