About the Role

Qiddiya Investment Company is seeking a Director - Development (Retail) to manage retail development activities within Resort Core developments. This full-time role involves overseeing the entire development lifecycle, from strategy and concept to activation and handover, ensuring alignment with commercial objectives and customer experience expectations. The position requires over 10 years of experience in relevant development environments.

Core Responsibilities

• Develop implementation approaches, delivery schedules, and execution activities for assigned developments, ensuring alignment with business objectives and asset positioning.
• Manage end-to-end development delivery, spanning concept development, coordination, handover, and operational readiness.
• Evaluate feasibility assessments, financial evaluations, and business case inputs to inform investment decisions and commercial alignment.
• Ensure compliance with organizational standards, governance requirements, and regulatory obligations for effective risk management.
• Coordinate among planning, design, commercial, delivery, and operational workstreams to achieve integrated execution.
• Manage engagement with tenants, operators, partners, and internal stakeholders to achieve operational and activation readiness.
• Monitor development performance, delivery progress, and execution outcomes, while managing risks and mitigation actions.

Specific Retail Development Responsibilities

• Develop retail planning approaches, commercial positioning, and tenant mix recommendations for Resort Core developments.
• Manage retail development activities across Resort Core, from strategy and brief stages through design, delivery, activation, and handover.
• Ensure alignment with host development teams regarding retail requirements and customer experience objectives throughout the development lifecycle.
• Manage integration of retail requirements across hotels, attractions, public realm, transport, residential, and mixed-use developments within Resort Core.
• Develop go-to-market requirements, leasing readiness plans, and activation approaches for successful commercial activation and operational commencement.
• Coordinate with leasing, tenancy delivery, asset management, and host development teams to enable successful activation and operational readiness.

Required Qualifications and Experience

• Over 10 years of experience in development, with a focus on retail.
• Demonstrated experience leading retail development initiatives, including planning, commercial positioning, tenant mix development, integration, and leasing readiness within complex mixed-use, hospitality, entertainment, or destination development environments.
• In-depth knowledge of aligning retail development requirements with commercial objectives, market demand, customer experience, and long-term asset performance across integrated destination developments.
• Expertise in coordinating complex stakeholder environments and collaborating with host development teams, leasing, tenancy delivery, consultants, operators, commercial teams, and development partners.

Skills and Abilities

• Ability to analyze operational data and information to support decision-making, identify issues, and contribute to process improvement.
• Capable of coordinating with internal stakeholders to ensure effective execution of activities and team alignment.
• Strong management skills for team activities, ensuring accuracy, attention to detail, and quality in deliverables.
