About Qiddiya and the Role

Qiddiya is seeking a Director Development to join its team in Riyadh. This full-time position involves leading the planning, execution, and lifecycle management of assigned developments, ensuring alignment with business objectives and operational readiness. The role requires a strategic approach to development delivery, financial management, and stakeholder coordination within a dynamic environment.

Key Responsibilities

• Develop and manage implementation approaches, delivery schedules, and execution activities for assigned developments, ensuring alignment with business objectives and asset positioning.
• Oversee the end-to-end development lifecycle, from concept development and delivery coordination to handover and operational readiness, meeting approved objectives and milestones.
• Evaluate feasibility assessments, financial evaluations, and business cases to inform investment decisions and ensure commercial alignment.
• Ensure compliance with organizational standards, governance requirements, development policies, and regulatory obligations.
• Manage coordination across planning, design, commercial, delivery, and operational workstreams to achieve integrated execution and effective management of development activities.
• Engage with tenants, operators, partners, brands, and internal stakeholders to achieve operational integration, tenant readiness, and activation readiness.
• Monitor development performance, manage risks, and consolidate reporting to enable informed decision-making and timely intervention.

Resort Core Retail Development Focus

• Develop retail planning approaches, commercial positioning, and tenant mix recommendations for Resort Core developments, aligning with retail strategies and customer experience objectives.
• Manage retail development activities across Resort Core, from strategy and brief stages through design, delivery coordination, activation, and handover.
• Ensure integration of retail requirements across hotels, attractions, public realm, transport, residential, and mixed-use developments within Resort Core.
• Develop go-to-market requirements, leasing readiness plans, and activation approaches to ensure successful commercial activation and operational commencement.

Required Skills and Competencies

• Ability to analyze operational data and information to support decision-making and process improvement.
• Strong coordination skills with internal stakeholders to ensure effective execution and team alignment.
• Proficiency in managing team activities, ensuring accuracy, attention to detail, and quality in deliverables.
• Capability to manage retail development activities, including planning, commercial positioning, tenant mix integration, and customer experience within mixed-use and destination environments.
• In-depth knowledge of aligning retail development requirements with commercial objectives, market demand, customer experience expectations, and long-term asset performance.
• Expertise in coordinating complex stakeholder environments, including host development teams, leasing, tenancy delivery, consultants, operators, and commercial partners.

Qualifications and Experience

• A minimum of 14 years of experience in retail development, mixed-use development, commercial real estate development, destination development, or integrated development environments.
• Relevant exposure in development management or development coordination roles, including significant years in a managerial capacity.
• Demonstrated experience leading retail development initiatives, encompassing retail planning, commercial positioning, tenant mix development, development integration, and leasing readiness across complex mixed-use, hospitality, entertainment, or destination development environments.
