About the Role

Qiddiya Investment Company is seeking a Director - Development for a full-time position. This role is strategically focused within the Office Business Unit, responsible for shaping Qiddiya's office portfolio. The Director will ensure that products, phasing, and development plans align with market demand and business objectives. The position requires a professional with over 10 years of experience.

Role Context and Objectives

This role combines market intelligence, commercial analysis, and stakeholder engagement to support the delivery of commercially successful office developments across Qiddiya. The primary objective is to develop office portfolio, asset, and product strategies that are aligned with market demand and overall business goals.

Key Responsibilities

• Develop office portfolio, asset, and product strategies aligned with market demand and business objectives.
• Prepare business cases, strategic recommendations, and management presentations.
• Conduct market research, benchmarking, and occupier analysis to inform development decisions.
• Assess office market risks and opportunities and recommend mitigation strategies.
• Define office products, tenant positioning, and customer value propositions.
• Support the identification of anchor occupiers, strategic partners, and key demand drivers.
• Collaborate with Development, Design, Delivery, Leasing, and Operations teams to optimize project outcomes.
• Develop recommendations on project phasing, prioritization, and investment decisions.
• Manage external consultants and advisory workstreams.
• Support engagement with key internal and external stakeholders.

Qualifications and Experience

• A minimum of 10 years of relevant experience.
• Strong understanding of real estate markets, occupier requirements, and development economics.
• Demonstrated experience in market analysis, business planning, and strategic recommendations.
