About the Role

Qiddiya Investment Company is seeking a Director - Development to join the Office Business Unit in Riyadh Province. This full-time role is focused on strategy, responsible for shaping Qiddiya's office portfolio and ensuring that products, phasing, and development plans align with market demand and business objectives. The position requires a minimum of 10 years of experience.

Role Context and Objectives

The Director - Development will integrate market intelligence, commercial analysis, and stakeholder engagement to support the delivery of commercially successful office developments across Qiddiya. This involves strategic planning and execution to meet both market needs and business goals for the office portfolio.

Key Responsibilities

• Develop office portfolio, asset, and product strategies that align with market demand and business objectives.
• Prepare business cases, strategic recommendations, and management presentations.
• Conduct market research, benchmarking, and occupier analysis to inform development decisions.
• Assess office market risks and opportunities, and recommend mitigation strategies.
• Define office products, tenant positioning, and customer value propositions.
• Support the identification of anchor occupiers, strategic partners, and key demand drivers.
• Collaborate with Development, Design, Delivery, Leasing, and Operations teams to optimize project outcomes.
• Develop recommendations on project phasing, prioritization, and investment decisions.
• Manage external consultants and advisory workstreams.
• Support engagement with key internal and external stakeholders.

Experience and Qualifications

Candidates for this position should possess a minimum of 10 years of relevant experience in development, strategy, or a related field, with a focus on office portfolios. The role requires a strong understanding of market dynamics and commercial analysis.

Work Environment

This is a full-time position based in Riyadh, within the Qiddiya Investment Company. The role involves working collaboratively with various internal teams and external partners to achieve strategic development goals.
