MECHANICAL BIM MODELER

About the Role

Duncan & Ross is seeking a Mechanical BIM Modeler to join their team in Riyadh. This full-time role involves creating and coordinating detailed 3D BIM models for various mechanical systems, ensuring accuracy and compliance with project standards. The position requires 2-5 years of relevant experience.

Role Overview

The Mechanical BIM Modeler is responsible for developing and maintaining BIM models for mechanical systems, including HVAC, plumbing, and fire protection. This role is critical for supporting construction and project delivery by ensuring clash-free coordination and adherence to established BIM standards.

Key Responsibilities

• Develop and maintain detailed BIM models for mechanical systems, including HVAC, plumbing, and fire protection.
• Model systems such as ductwork, chilled water piping, ventilation, water supply, drainage, sprinklers, and hose reels.
• Prepare shop drawings, coordinated drawings, and as-built documentation from BIM models.
• Perform clash detection using Navisworks and coordinate with architectural, structural, and electrical teams to resolve conflicts.
• Ensure models meet project BIM standards, BIM Execution Plan (BEP), and ISO 19650 requirements.
• Maintain the required Level of Development (LOD 300–400) across all mechanical models.
• Generate Bill of Quantities (BOQs), material take-offs, and system schedules from BIM models.
• Update models based on design revisions, RFIs, and site instructions.
• Maintain proper file structure, naming conventions, and workflows within the Common Data Environment (CDE).
• Support BIM coordination processes, including model audits and quality checks.

Experience and Qualifications

Candidates should possess 4-8 years of experience in a relevant field. The role requires proficiency in BIM software and a strong understanding of mechanical systems.

This is a full-time position based in Riyadh, Saudi Arabia. The successful candidate will work within a project-focused environment, collaborating with various engineering and architectural teams.
