About Qiddiya and the Role

Qiddiya Investment Company is actively transforming the entertainment landscape in Saudi Arabia. We are seeking a Senior Director Land Valuation to join our Master Development Unit Financing team in Riyadh. This full-time position requires 5-10 years of relevant experience and is central to shaping and maximizing the commerciality of Qiddiya's masterplan.

Role Purpose and Impact

The Senior Director Land Valuation will lead the valuation function, establishing robust land valuation processes, policies, and benchmarks. This role is pivotal in providing market intelligence and valuation methodology that directly informs land sale strategy, district financial outcomes, and critical investment decisions throughout the planning, design, and delivery phases of Qiddiya's districts. The position contributes significantly to the overall Land Cost and Valuation workstream within MDU Financing.

Key Responsibilities

• Lead the development and implementation of land valuation methodology and benchmarking across all districts, ensuring consistency and rigor.
• Translate valuation insights and market benchmarking into commercial recommendations to shape Qiddiya's land sale and leasing strategy.
• Provide market valuation input for commercial assessments to support land transactions and deal execution.
• Manage relationships with external valuers, commissioning valuation exercises and reviewing outputs for quality, accuracy, and market alignment.
• Present valuation findings and recommendations to senior leadership and executive stakeholders to support key planning and investment decisions.
• Offer valuation input to Asset Business Units for plot- and asset-level commercial assessments.
• Develop Qiddiya's valuation policy and processes, integrating valuation considerations into district planning from early stages.
• Collaborate with district masterplanning teams and the broader business to drive district valuation exercises, align assumptions, and achieve commercial objectives.
• Support interaction between land cost and district feasibility workstreams within the wider MDU Financing team.
• Assist with balance sheet exercises, working with Finance and PIF as required.
• Monitor market conditions, comparable transactions, and valuation best practices to continuously refine Qiddiya's approach.

Qualifications and Experience

• A minimum of 5-10 years of experience in land or real estate valuation methodology, preferably at scale.
• Demonstrated commercial acumen and strategic leadership capabilities.
• Proven ability to influence and drive outcomes at the executive level.
• A registered valuer designation (RICS) is strongly preferred.
• Prior experience valuing land within a large-scale master-planned or giga-project development is strongly preferred.

Stakeholder Engagement and Work Environment

This role involves regular engagement with senior stakeholders across Master Development, district teams, Asset business units, and executive leadership. The successful candidate will operate within a dynamic environment, requiring strong interpersonal skills and the capacity to translate complex valuation intelligence into clear commercial recommendations for diverse audiences.
