Senior Manager Development COBU

About the Role

Qiddiya Investment Company is seeking a Senior Manager - Development for its Commercial Office Business Unit (COBU) in Riyadh, Riyadh Province. This full-time role involves leading the planning, development, and delivery of commercial office assets, managing projects from concept through handover while ensuring alignment with strategic objectives and development standards.

Key Responsibilities

• Manage the end-to-end development and delivery of commercial office projects from concept through handover.
• Prepare and manage development briefs, project execution plans, budgets, schedules, and business cases.
• Coordinate and manage multidisciplinary consultants, ensuring design solutions meet business, operational, and commercial objectives.
• Drive project governance, approvals, and stakeholder alignment across internal and external parties.
• Oversee project budgets, forecasts, and financial performance to achieve approved business objectives.
• Support procurement activities, including tender strategies, bid evaluations, and contract awards.
• Manage consultant and contractor performance, contractual obligations, variations, claims, and commercial matters.
• Identify, assess, and mitigate project risks while ensuring compliance with company policies and development processes.
• Coordinate with Delivery, Commercial, Leasing, Operations, Finance, Legal, and other stakeholders to ensure successful project execution.
• Ensure timely project delivery, quality assurance, operational readiness, and smooth asset handover to end users and operators.

Qualifications and Experience

• Bachelor's degree in Civil Engineering, Architecture, Construction Management, Real Estate Development, Urban Planning, Quantity Surveying, Project Management, or a related field.
• A Master's degree in Real Estate Development, Business Administration (MBA), Construction Management, Project Management, Urban Development, or a related field is preferred.
• A minimum of 7 years of experience in real estate development, project management, design management, or construction is required, with a total experience range of 5-10 years.
• Experience delivering commercial office, mixed-use, or large-scale real estate developments.
• Experience managing multidisciplinary consultants and contractors.
• Middle East/GCC experience and exposure to giga-project environments is preferred.

This role is based in Riyadh, Saudi Arabia, and operates within a dynamic environment focused on large-scale real estate development projects at Qiddiya Investment Company.
