About the Company and Role

A leading real estate development company in the Kingdom of Saudi Arabia, operating with an integrated system from investment opportunity to facilities management, is seeking a Director of Real Estate Development Project Management. This full-time role is based in Al Madinah Al Munawwarah (Medina) and requires a strategic leader to fully manage the real estate development project management system, ensuring alignment across all departments and teams involved in projects, in accordance with the company's approved policies, procedures, and authorities.

Key Responsibilities

• Building and activating the Project Management Office (PMO) and applying PMI/Prince2 methodologies across all projects.
• Leading the real estate project portfolio, managing the balance between projects in terms of geographical distribution, product type, timeline, risks, and return.
• Providing central financial oversight of the portfolio, including monitoring budgets, disbursing payments, and reallocating cash liquidity.
• Managing portfolio risks by collecting risk registers from each project, identifying common risks, and developing central contingency plans.
• Supervising the entire project lifecycle, from investment opportunity and acquisition through design, contracting, and implementation, to delivery, closure, and facilities management, ensuring quality application at all stages.
• Representing the developer and ensuring that all project managers under their leadership operate under unified policies.
• Managing major disputes with contractors and consultants, including direct negotiation to protect the company's interests.
• Preparing portfolio performance reports (Portfolio Dashboard) for the CEO and Board of Directors.
• Evaluating and developing project managers and building the second line of leadership.
• Ensuring compliance with relevant regulations and authorities such as the General Real Estate Authority, Civil Defense, and Municipalities.

Required Qualifications and Experience

• A minimum of 10 years of experience in project management.
• Extensive experience in the Saudi market and contracting.

Work Environment and Travel

This role involves supervision and continuous travel to the company's projects across several cities within Saudi Arabia.
