Senior Leasing Manager

About the Role

Refad is seeking a Senior Leasing Manager to lead and develop its leasing function. This full-time role is based in Al Khobar, Eastern Province, and focuses on driving commercial performance across a growing portfolio that includes retail, office, residential, and logistics developments. The position requires a blend of hands-on leasing execution and function building, with a strong emphasis on retail leasing expertise and established industry relationships.

Role Context and Objectives

The Senior Leasing Manager will be responsible for developing effective leasing strategies, building a high-performing team, and maximizing occupancy and rental income across Refad's diverse asset portfolio. This involves direct engagement with brands and occupiers, alongside establishing structured leasing processes and collaborating with various internal teams to align leasing strategies with project requirements.

Key Responsibilities

• Establish and develop a structured leasing function, including processes, workflows, reporting, pipeline management, and governance.
• Lead retail leasing strategies, tenant mix development, retailer targeting, direct brand engagement, negotiations, and deal closures.
• Develop and execute leasing strategies for office, residential, warehouse, and logistics assets.
• Build and maintain relationships with retailers, F&B operators, corporate occupiers, brokers, and leasing consultants.
• Manage leasing agents and external consultants, establishing clear KPIs, responsibilities, and performance expectations.
• Monitor leasing pipelines, occupancy levels, rental rates, incentives, conversion rates, and market trends.
• Develop leasing forecasts, market intelligence reports, and performance updates against approved commercial targets.
• Collaborate with Development, Investment, Marketing, Finance, Legal, and Property Management teams.
• Provide occupier and tenant input into development planning, unit mix, layouts, positioning, and leasing readiness.
• Build and develop the internal leasing team while driving leasing performance across multiple developments.

Qualifications and Experience

• Bachelor’s degree in Real Estate, Business Administration, Finance, Marketing, or a related discipline.
• Saudi national.
• 8–12 years of relevant leasing and commercial real estate experience in Saudi Arabia.
• Strong retail leasing experience, particularly with major shopping malls, retail destinations, or mixed-use developments.
• Proven experience in direct engagement with retailers and brands, commercial negotiations, and leasing pipeline management.
• Experience working with a real estate developer or development-led organization.
• Demonstrated ability to manage leasing agents and consultants and establish effective leasing processes.
• Strong commercial leasing experience across retail and office assets; residential and logistics exposure is an advantage.
• Postgraduate qualifications or professional memberships, such as RICS, are an advantage.

This is a full-time position within Refad, operating in the real estate industry in Al Khobar, Eastern Province. The role involves collaboration with various internal departments and external stakeholders to achieve leasing objectives.
