About the Role

Panda Retail Company – Savola Group is seeking a Real Estate Senior Manager, Real Estate Site Acquisition to join their team in Makkah, with responsibilities covering Jeddah and Makkah. This full-time position requires an individual to act as the primary strategic owner for over 180 primary investment lease relationships across the Kingdom.

Job Purpose

The primary purpose of this role is to strategically manage and optimize the company's extensive portfolio of primary investment lease relationships. This involves leading negotiations, establishing governance structures, and overseeing the complete lifecycle of leases to ensure stability and cost efficiency.

Key Accountabilities

• Lead rent negotiation activities to achieve a * - 2% rent saving from the total network rent.
• Establish a dedicated, relationship-based governance structure to ensure long-term stability across the complex portfolio.
• Lead high-level rent reduction and renegotiation strategies to achieve targeted annual cost savings.
• Oversee the complete lifecycle of primary investment leases, including strategic renewals, amendments, and exits.
• Strengthen the management of lease obligations to reduce contractual risks and ensure total operational continuity.
• Manage the payables process and financial continuity for the primary portfolio to prevent any disputes or penalties.
• Escalate critical landlord-related issues to the Real Estate Director while providing proactive resolution strategies.

Qualifications and Experience

• A minimum of 5 to 10 years of relevant experience is required for this position.

Work Environment and Location

This is a full-time role based in Makkah, with operational scope extending to Jeddah. The position involves managing a large portfolio of real estate relationships across the Kingdom.
